Holly As yet another year comes to a close, we would like to take this opportunity to thank our customers for an amazing year here at MilitaryByOwner.com. We appreciate the loyalty you have shown to us by returning to our site year after year, to advertise your homes or to find new ones near your next duty station. You continue to spread the word to your friends and family and we appreciate the feedback you provide which drives us to enhance your experience. Without our customers, we would not exist, so thank you for another wonderful year and may the holiday season be one of joy and celebration.

May we all take a moment to remember our service members and their families that will spend this season separated from one another, so that all Americans can continue to enjoy the enduring freedom that we hold so dear.

Even though the holidays are meant to be joyous, they can also carry with them a great deal of stress, particularly for military families on the move. With this in mind, we are sharing some great articles this month, which provide suggestions for healthy ways to deal with stress, tips for house hunting in the winter and deciphering what costs should be shoulder by landlords and tenants. Please be sure to read, share or bookmark for later reference.

Because the majority of our employees are veterans and military spouses, we understand the stress of military relocation; so if we can be of any assistance to you, please feel free to contact us. You can reach us via email, phone (866-604-9126), live chatFacebook and Twitter (@militarybyowner). We look forward to speaking with you!

Happy Holidays!

Military Families: Healthy Ways to Cope with Stress

We all have stress in our lives. Stress has many different triggers. Family, PCS, deployment, school, moving, and work are all triggers. Whatever your trigger is, it causes stress or "strong feelings of worry or anxiety".

Avoiding stress is a good idea but often times stress is inevitable. For example, holidays! Not only frantically shopping for gifts, cooking gobs of food and even hosting a holiday gathering but some times it is family itself that causes stress. Military families have the extra stress, most times, travelling to visit their families over the holidays.

Winter PCS House Hunting

Military life comes with many ups and downs. One of the ups and downs is moving or PCS, Permanent Change of Station. Here in the Quantico area, military families often experience a PCS at any point in the year due to the training schools located here at Marine Corps Base Quantico. While a winter PCS is not as common, it is not unheard of.

Many military families as well as single active duty military members are in the midst of receiving orders or looking for their new home. Often times, they are unable to find property owners willing to lease for only 6 months and then go month to month.

Is Your Tenant Responsible for this?

Responsibility for maintenance remains the biggest area for contention between military landlords and tenants alike, and for good reason. Given the nature of property management, so many unexpected things can go wrong with a property that it simply is not feasible or practical to list out every item for the purpose of a lease. As a result, leases are generally non-specific about what maintenance items that a landlord will cover, and what maintenance items remain the responsibility of the tenant. While many leases do include a clause that requires tenants to cover the cost of minor repairs, for example, those costing less than $75, not every maintenance item that costs less than $75 is the legal responsibility of the tenant.
