Happy Birthday United States Navy!

While we admire and appreciate the sacrifices you make every day to ensure the freedoms of all Americans, we enjoy birthdays because they give us a special opportunity to say THANK YOU for 239 years of service, commitment and dedication!

Have you heard the news? We have upgrade two of our Home Advertising packages to better suit the needs of our customers. You spoke and we listened and now every Home Tour ad package includes the coveted thumbnail photo next to your advertisement on the main base page.  In addition, our Home Tour Plus package now allows our customers to include 40, yes 40 photos of their home. So now you don't have to choose what areas of your home you want to highlight, include all of them!

If you are currently advertising with us, be sure to check out the new features and if you are considering advertising with us in the future, be sure to maximize the benefits of our Home Tour and Home Tour Plus packages.

We are looking forward to the month of October, as it will present two opportunities to meet our past, present and future customers in person. October 13-15, we will be attending the AUSA 2014 Annual Meeting and Exposition, taking place at the Walter E. Washington Convention Center in Washington, D.C. And on October 30, we will be in Fort Bragg, NC enjoying a day with military spouses at the SpouseBuzz Spouse Experience.  If you are attending either of these great events, please stop by and see us. We love to hear about your experience, gain insight from your feedback or answer any questions you have about advertising with MilitaryByOwner.com.

We have three great articles this month that will motivate you to get out and do some fall maintenance on your home, organize your garage and guide you down the path of managing your own rental property, so be sure to scroll down and take a minute to read these helpful articles.

If you have rented or sold a home that you have advertised on MilitaryByOwner.com, we would appreciate your assistance in keeping our site up-to-date by changing the status of your ad. We have a video tutorial that will assist you, or you can reach us via emaillive chat or phone (866-604-9126). We are happy to be of assistance.

Gain valuable insight and connect with your military network by joining in the conversation on Twitter, Facebook or Pinterest.

We were sad to not be able to return to Fort Drum after a short tour, but MilitaryByOwner helped us sell our house in Watertown. We loved the area so much. It is a great duty station. If you like to hunt, fish, ski, enjoy traveling and the outdoors, it is the place for you.

Fall Home Maintenance for Military Homeowners

Fall has officially arrived and while the number of military service members making a PCS move this time of year is lower than in the spring or summer; for military homeowners, this is an opportune time to complete home maintenance items which can pay dividends, particularly if military relocation is on the horizon.

Scheduling a service appointment for your HVAC system before you need it is essential to make sure the heat will be there when you need it. Ask friends and neighbors for recommendations of trustworthy and reputable professionals.

8 Lessons for a First Time Landlord

Lesson 1: Always screen your tenants

We've covered this quite a bit in our blogs and articles, so I won't labor on this point for long, but let me assure you that if you haven't fully screened your tenant, then you're already starting out in rough landlord terrain. Before even bothering to read any of the rest of the issues below that you'll need to be aware of, make sure to check out these two resources:

This post will explain why you need a lease in place, even if your new tenant seems like a trustworthy guy and even if you know his commander.

5 Tips to Organize Your Garage

Military families move every three years. I have a few boxes that have at least 3 different colors of move stickers.... which means I haven't unpacked the box for at least 9 years! These boxes end up in our garage. They are stacked and moved around through out the time we are living in that home and then they are restickered for the next move. I have  friends that have a policy if we haven't unpacked it after 2 moves we do not open it we just get rid of the box. I can't bring myself to do that as it may contain things my children made in kindergarden or toys I have decided to save in case my children have children some day. These items are memories that I can not toss just because I have not found a permanent home for them. My plan is to do the next best thing  ORGANIZE them.
