Applications Now Open for Homes in Mashpee
 
Two affordable 3-bedroom homes to be built at 132 Quinaquisset Road and 108 Orchard Road in Mashpee.
 
To be eligible, a family must earn 65% or less of area median income by family size.
 
House price: 3-bedroom: $140,250. Estimated monthly payment: ~$658/month

What is an Affordable Deed Rider?
At Habitat, we say that our homes are sold with a deed restriction that keeps them affordable "in perpetuity."  Here's a simple explanation of how that works. At the time of closing, we determine a "multiplier factor." This is simply a number, calculated by dividing the sale price of the house by the median income (for Barnstable county) at the time of sale. For example, if the sale price of the home is $140,250 and median income is $80,300, the multiplier factor (140,250 ÷ 80,300) would be 1.75. That number, 1.75, would be used to determine the maximum sale price, in the future, for the house.
 
Median income, which changes over time, is really the determining factor in the resale price. To go back to our example: If the house is resold at a time when median income had increased to $85,000, we would multiply 85,000 by the multiplier factor. In this case, 85,000 x 1.75 = $148,750. That's the maximum resale price. This price might help the homeowner realize a modest appreciation, but the house would still be affordable, in "tomorrow's dollars" to a family at or below 65% of median income. It's that simple.
 
Obviously, the actual resale price will be determined by a variety of other external factors. But the multiplier factor limits the maximum sale price. The deed rider also has a few other stipulations. For example, homeowners may not take out any home equity loans or second mortgages without written permission. And it's important to know that the deed restriction runs with the land and survives foreclosure.

Roll the Rock is a major fundraiser for Habitat - so whether you bowl on a Habitat team or support your favorite Habitat bowler, you are helping build affordable homes here on Cape Cod. 100% of the money our teams raise goes directly to Habitat's home building program. To register a team, contact Wendy Cullinan (see contact info below). Each bowler is required to raise a minimum of $200 from friends, family, and colleagues.

Roll the Rock has become a bit of Halloween in April as teams dress up in their favorite costumes and colors, it's really a hoot! One of Habitat's team, "The Surgical Strikes," pictured above, won last year's award for best costume.

Construction Update
 
Volunteer construction takes place on Tuesdays and Saturdays. Check our VolunteerUP calendar to see which sites have work available.
 
Harwich
Our focus is on interior finish work at the four ranch homes - installing kitchens, hanging doors, trimming windows, and painting. We are also putting on decks.  The two Cape homes are getting ready to be insulated and inspected. 
 
Eastham
This home is tight to the weather, and subcontractors are working hard. No volunteer work until they finish in a few more weeks.
 
Barnstable
These two homes are very close to being tight to the weather. Subcontractos are being scheduled now. Volunteer work will resume as soon as that work is complete.
 
Chatham
All four foundations are in at this very complex site with a steep incline. Volunteer construction is anticipated for late spring or early summer.
 
Yarmouth
Site work continues for six homes. We hope to start volunteer construction in the late spring or early summer.





 With Great Sadness
  
It is with great sadness that we say good-bye to Barb Leiden, who unexpectedly died in January. Barb has been a Habitat volunteer - along with her beloved husband Rob - since 2003.

Barb was an English teacher in Schenectady, NY before she and Rob retired to Cape Cod. She was a woman of many interests, and always generous with her time. She was a licensed amateur extra class radio operator and member of the Barnstable Amateur Radio Club, an active member of the Coast Guard Auxiliary, a Chatham Lighthouse Keeper, a volunteer at Red Cross blood drives and a blood donor, a Christmastime helper for the Salvation Army, and she gave medical rides and distributed food to seniors for local senior centers.

At Habitat, Barb and Rob almost always worked as a volunteer team, and they have done it all: cedar shingling, drywall, landscaping, selling tickets for the kayak. But they seemed to really find their calling at the ReStore, where they worked weekly.

We interviewed Rob and Barb in 2012. At that time, Barb told us that she and Rob chose Habitat because it was a worthwhile cause, a place to meet wonderful people, and they felt good doing something for the community. Barb said she loved working with customers and told us she particularly enjoyed seeing their faces light up at the amazing deals available at the ReStore. "I love to see people's expressions when they see something they would have spent a lot more money on somewhere else. And it's a great feeling that our work here will eventually help provide a house for someone."

ReStore customers and volunteers all benefited from Barb's kind nature and spirit, and we miss her caring presence. Recently Dave King remembered Barb at a Family Partnership meeting in this way: "One person who quietly fulfilled many responsibilities for the challenges of the day-to-day work of the Habitat was Barb Leiden. Among her many contributions, she served as a volunteer partner to Habitat homeowners. She always had a pleasant, welcoming smile! We remember her with gratitude."

Our condolences to Rob and all of Barb's family.

Habitat for Humanity of Cape Cod is looking for a Warehouse Associate/Driver to support our ReStore. Duties include: back of  shop help, driving box truck, moving/receiving/pricing furniture and other donated items, as well as other store/warehouse assistance as needed. Must possess exceptional customer service skills, positive attitude, and work well with volunteers as part of a team. Heavy lifting, ability to stand for much of the work day, and a good driving record.

MANY thanks to the relatives of Don Dickinson, who came out on a January day to shingle a home at Old Stage Road. What a great group! Don's legacy lives on in his warm-hearted family.
The COMM Fire Department does it again! COMM recently installed this roof for us at Old Stage Road - the third roofing job they have donated. We count ourselves lucky to have such great friends.
Thanks to Katie Partin, volunteer extraordinaire, and to all the artists who helped make our Spectacle of Trees fundraiser such a success.
