Welcome back to "How's the Market?"   

I was stunned to wake up and see fresh snow on the ground, AGAIN.

I can't remember a winter like this one in a long, long time.  Snow, freezing, snow, freezing, rain, snow... I am so ready for spring as I am sure you are as well! 

I think the real estate market is looking for good weather as well. As you can see from the high end sales, things have cooled off a bit from 2013.  I don't think the market is down; it's just hibernating for a few weeks until Spring.  
 
Stay tuned and let's see what happens in March.  All signs are positive!

So how is the market?  In one word - resting. After a vibrant 2013, the inclement weather has let the market rest for a little bit.  That said, all indications are that we are poised for a terrific spring market.

Final thought... I saw a listing canceled in the Multiple Listing Service (MLS) this morning.  It was for a very nice house in a great location.  I was impressed at all the work that the agent had done to market the property.  The house was stunningly staged and beautifully updated. Almost every element was in place for the house to sell quickly. But after almost a year on the market, it still hasn't sold. 

Why?  

In my opinion, the one element that was off was price.  I think the house was overpriced by at least $300,000.  The wrong buyers were looking at the house.  At its price, the buyers were expecting more and the house was coming up short.  In my opinion, if the house had been priced correctly it would have sold in a week.  It is a great house!

If you are thinking about selling your home this spring, I can't overstate: Price matters.  It's the Price That Sells the Home
