Hi everyone!

As you know, Spring is the most active season in real estate and things started to heat up last month.  North Van was the busiest area, where 30% of listings sold!  New West, Cloverdale, Langley & Port Moody were also active seller's markets. Check out the details in the Statistics section below.

And Spring is officially here - 'tho it's still a bit too chilly for me... However, here's a list of 15 fun things to do in Vancouver during April.  Plus the Vancouver Sun Run is this weekend. Congrats to all participants - have fun!

Real Estate Matters

The Real Estate Board of Greater Vancouver creates a great video that summarizes the local market.  Here's the March update.

Market Statistics for March 2013
CURIOUS TO KNOW what's happening (sales, listing, days on market) in areas and neighbourhoods that matter to you?  Check out these reports:
   -  Vancouver, West Van, North Van & Richmond, click here

   -  Burnaby, Coquitlam, New West, PoCo, Pitt Meadows and Maple Ridge, click here

   -  For the Fraser Valley as far east as Abbotsford/Mission - click here

FYI, media headlines generally report price changes at an aggregate level (i.e, condos & single family homes combined, all the way from Whistler to Maple Ridge).  The MLS HPI (similar to CPI) is the best way to measure changes in home prices. The stats packages from the REBGV and FVREB contain HPI price changes, by city & property type. You can also find the reports on my website on the tab How's the Market

Closing Thoughts

Bought a lottery ticket lately?  Here's a link to a $23M estate currently on the market in West Vancouver...

I'd like to repeat an offer I've made before - if you have any questions about the real estate market in general, the price of a house that sold down the street, an estimate of what your home might be worth (even if you're not ready to sell) -- I'm more than happy to help out!  Just ask.

And to state the obvious, if you want me to help you buy or sell, I'm in!

Cheers, Kathy
