Hi everyone!

It's officially a buyer's market - so now what? My suggestion:  stick to the basics.  Sellers: make sure your property shows at it's best and is well-priced.  Buyers: if you plan to live in the home, focus on your longer term needs/lifestyle/budget, vs trying to 'time the market' (properties are unique - the perfect home might be snapped up by another saavy buyer!)  Lastly, for investor-buyers: remember cash-flow is king.

Halloween's just around the corner!  So what could be more appropriate than looking at haunted buildings in Vancouver
(for real), or 'haunted' houses (for entertainment)

Celebration Corner

Congratulations to my clients & friends!!  To my new sellers - we listed Oct 12, offer received Oct 13, & accepted Oct 14!  'Happy Anniversary' to T&D: it was a year ago that we had a firm deal to sell your home!  And congrats to V&M on the arrival of your first child!

Real Estate Matters

Here's a great video (3 min) update on the Vancouver housing market for Sept 2012

A crystal ball would sure be handy!  Read two opposing views of what could be in store for the Vancouver market

Here's how a selection of real people plan to approach the Vancouver market over the next 5 years:  buy, sell, or rent

Home owners: plan ahead!  The new mortgage rules could make switching lenders or refinancing tougher

Are you curious to know what's happening in your neighbourhood?  For example, did you know that it's still a Seller's market in parts of Van East, New West and Coquitlam? Check out price, sales and inventory (listings) trends in by city/neighbourhood and by housing type (houses vs apartments/townhomes):

The MLS HPI is the best way to measure changes in home prices (HPI is similar to CPI). The stats package from the REBGV and FVREB have this show HPI price changes, by city & property type.  You can find the reports on my website at How's the Market

Closing Thoughts

I always have time to talk to people about real estate:  recent trends, what a property might be worth, help locate potential properties to buy.  Even if its just homework now to plan for the future.  If you know someone who could use my assistance, please pass me their contact info - I'm happy to help out!

Well I signed off my last few newsletters with comments about the great weather.  Not so much this month... how about checking out a tropical get-away?

Cheers, Kathy
