The top 5 things you might not know about cost segregation:
It's an IRS approved tax savings strategy that combines tax, accounting and engineering. - It accelerates depreciation on assets that already exist inside and outside of your commercial real estate.
- Cost segregation studies can be performed on almost any type of commercial real estate. Some examples include: medical offices, surgery centers, apartment buildings, manufacturing facilities, warehouses, nursing homes, hotels, and restaurants.
- A cost segregation study isn't a complicated process: a study from CRS takes about 4 to 6 weeks to complete and only requires a minimum time investment from the client.
- CRS can perform a retroactive study on buildings owned less than 15 years, typically resulting in substantial current year tax savings.

Business Marketing Tips:
How's your website performing?
Did you know that you have seven seconds to keep the attention of your website
audience? Here are a few ways you can improve the experience for visitors and increase your client engagement time:
- When your potential client visits your site, their eye first goes to the upper right hand corner. What's up there now? Experts suggest that a call-to-action button should be located in that spot. Add a button like "Get a free consultation" or "Call us to find out more" and add your phone number/email.
- Is your website all about you, you, you? Websites today need to be a repository of useful information. Visit some forums you think your clients follow and look at the questions that are posted. Add a blog to your site and post the answers to those questions, and add any other useful information that may help your clients. Giving your website readers something to walk away with provides additional opportunities for social media sharing and added brand recognition.
- Is your contact information readily available on your front page? How about your social media links? Keeping the seven second rule in mind, always keep your contact information front and center where everyone can see it.
Your website is often one of the first lines of communication between you and your existing/potential clients. Give them a reason to stay on your site with some helpful information that benefits them, make sure you maximize your website real estate - especially the upper right hand corner, and clearly place your contact/social media links where they are easily seen and accessible.

Tax Tidbits: Disaster preparedness and your taxes
Hurricane season runs from June 1st to November 30th. You already know your evacuation route and have your emergency plan with extra batteries and water, but do you know that you need to protect your records? Remember, not all of them are in electronic format:
- Make sure you have everything saved electronically: Own a scanner? Time to scan those tax returns and other important records. Then back them up to a reliable source - whether it's an online back-up service or a CD or memory stick.
- Do you know what you have? Using Excel (or some other spreadsheet program) compile a room-by-room list - written, photograph and video - of the things you have whether personal or business. Store the electronic version (with any receipts you have) and keep them somewhere away from your home.
- Other things people may forget: Scan or copy the front and back of every credit card and/or vehicle license/state/military ID and other important personal documents and store them on a memory stick. The disaster you have might not be global but just personal.
