Homes for Heroes!

Cascade Title is pleased to announce that we have become an affiliate in Homes for Heroes, which affiliates with real estate-related service providers who offer substantial rebates and discounts to the Heroes who serve our nation and its communities every day.  Our Heroes include military personnel, firefighters, law enforcement officers and others who make our communities a better place to live.

This program was created after the tragic events of 9/11 as a "Thank you" to the men and women who have given so much.  Heroes across the country register on our website every day looking for the savings.  We match them with Homes for Heroes Affiliates in their area.  Homes for Heroes is now expanding its discounts beyond the home buying and selling process with our Friends of Heroes program.

FHA POLICY SWITCH AIDS SELLERS

(Excerpted from the Columbian,

By Kenneth R. Harney)

Hundreds of thousands of home sellers have had their pockets picked at closings during the last decade - they've been charged interest on their mortgages after their principal debts had been fully paid off.  Picture this. Say you went to closing on an FHA loan Sept. 3. Under standard industry rules followed by Fannie Mae, Freddie Mac and the Department of Veterans Affairs, your interest charges cannot extend beyond that date.  But under FHA's long-standing policy, lenders have been allowed to hit you with interest charges through Sept. 30.

Here are the details of the policy reform: Starting Jan. 21, new FHA mortgages will require lenders to collect interest only on the balance remaining on the date of closing for a home sale or refinancing. Under the revised policy, if you're selling your home and you have a $150,000 balance left on your FHA loan, the lender will have to stop charging you interest on the date of the closing, not compute the interest charges that would be due through the end of the month and roll them into your bottom line.  Sellers and refinancers who currently have FHA loans and expect to close before Jan. 21 won't likely see much benefit.

SALES AFTER DEATH OF OWNER.

Did you know . . .

Often, probate can be avoided through working with Cascade Title's Lack of Probate process.  Provided certain requirements are met, Cascade Title can work with Sellers and their attorneys to avoid the need for probate.  This is just one way it pays to work with the most-knowledgeable professionals in the title and escrow business-the professionals at Cascade Title.
