FAR Directors Election
The Fresno Association of REALTORS® Director candidate ballots are being sent out the first week of June. The following candidates would like your consideration in becoming a FAR Director to serve a three year term to begin January 1, 2017. There are two vacancies. Here are bios to get familiarized with the candidates. 

Jonna Aluisi
I joined Rod Aluisi Real Estate in 1986, bringing with me a working knowledge in the areas of marketing, advertising, sales and management.  As a REALTOR® of 17 years, I desire to serve our membership.  Currently, MLS Immediate Past Chair, I have served on the MLS Committee since 2012.  I was a 2015 FAR Director and 2015/2016 CAR Director.  A founding Board of Directors member of the Fresno Association of REALTORS® and Affiliates Charitable Foundation (FARAF), I was Fundraiser Chairwoman 2014/Fundraiser Co-Chair 2015.  I would be honored to continue to serve and would appreciate your vote.

Joan Jolly
I have been selling Real Estate in Fresno/Clovis since 1984.  I've been involved in Leadership at FAR since 2000, serving on the MLS Committee, FAR Director and various committees, including Grievance and Professional Standards. I was MLS Chair in 2002, FAR President in 2006 and served as Treasurer 2012-2013 and 2016-2017.  I am a CAR Director and a CAR IMPAC Trustee.  I became a California Golden R in 2001and have been a sustaining contributor ever since.  I am dedicated to our Profession and our Association and I ask for your vote for FAR Director.  Thank you.
 
Amber Keene
Alongside Real Estate, leadership is one of my passions.  I've been immersed in leadership roles since 2007.  I received my Bachelor's Degree in Business Real Estate from San Diego State University.  Shortly after graduation, I became involved with F.A.R.  I have been on our Young Professionals Network Advisory Board since 2013, where I currently serve as Chair.  I have served on the board of Women's Council of REALTORS® Greater Fresno since 2014.  I would be honored and thrilled to step into this next role as we develop the future of our association.  I am excited to serve you and greatly appreciate your vote.        
 
Jo Souza
I have 30+ years of sales, management and Real Estate experience in the Fresno area.  Having raised four children who all graduated from Fresno State, I have a deep commitment to my community and feel being active in the Fresno Association of REALTORS® is a great way to be a champion for our city.  I have recently been a co-chair for the New Member Orientation and for the past 2 years have been a co-chair for the Tuesday MLS meetings.  I look forward to continuing my activities with FAR and very much appreciate your support to serve as a Director.
 
Darryl Wong 
I currently serve on the F.A.R. C.A.R. Legal Updates
C.A.R. publishes five different contracts which may be used to establish a residential listing agreement between a seller and the listing broker.  The C.A.R. standard forms are as follows:
  • Residential Listing Agreement (Exclusive Authorization and Right to Sell) (C.A.R. Form RLA)
  • Residential Listing Agreement - Open (Non-Exclusive Authorization and Right to Sell) (C.A.R. Form RLAN)
  • Residential Listing Agreement - Agency (Agency Authorization and Right to Sell) (C.A.R. Form RLAA)
  • Single Party Compensation Agreement (C.A.R. Form SP)
  • Commission Agreement (C.A.R. Form CA).
This legal article discusses the main features of these listing contracts and it also provides guidance to REALTORS® in selecting the appropriate contract to use.

The California Association of REALTORS®' (C.A.R.) standard form California Residential Purchase Agreement and Joint Escrow Instructions (RPA-CA) is designed to act as an agreement between buyers and sellers; contractual issues affecting other persons, such as broker-to-broker agreements or broker-to-principal agreements, must be addressed separately. This legal article is intended to give brokers, escrow holders and others involved in real estate transactions direction on how to approach and address compensation issues when using the RPA-CA.

MLS Rules & Reminders
MLS Rule 9.4
The MLS department has received a few calls lately about offers not being presented. We would like to remind everyone of the rule regarding this. Presentation of Offers, states: 
The listing broker must make arrangements to present the offer as soon as possible, or give the cooperating broker a satisfactory reason for not doing so. In the event a listing broker will not be participating in the presentation of offers, the listing broker shall clearly indicate this fact in the listing information published by the service.

Directions in MLS
Another incident we've been seeing is a lack of directions to the property on listings. The directions field is a required field. As such, it may not contain things like "use GPS" or "Google Maps." Please provide accurate directions to the property. Failure to do so is considered inaccurate information and is subject to a penalty.
