Quick Look Back
I am presented with a unique opportunity as that I was able to serve as your MLS Chairman back in 2011 and can give a look back at some of the events and statistics from that time.  As I recall, 2011 was a market of real change.  We had come out of the high price point/frenzied sales time of 2006 and 07' and survived the devastatingly slow time of 2009 and 10' with most areas in our market having suffered almost a 50% loss of home values.  Our inventory had become dominated with REOs and short sales and all of us had to become highly educated in how to handle all the distressed sales.  REALTORSŪ had to re-educate themselves on how best to serve their sellers through the then-antiquated process of short sales and patience was key with our buyers as they waited out longer approval times with mediators and also had to compete with cash buyer investors as "flips" were really ramping up.  I had called 2011 a year of the "perfect storm", we had an inventory that was beginning to drop and multiple offers were starting to creep back up, couple that with historically low interest rates, an almost 70% affordability rate, and you had the makings in my mind of a real pendulum shift.  Let's take a peek at closed information from 2011 compared to 2015, this info is for Fresno County and Single Family Residential properties only:

That is correct in that you are seeing a "B" in the Closed $ bracket... that does represent billion!  Although you do see that we had dropped off over 700 total closed transactions, the difference is that our median and average sales prices have increased roughly 56%.  You will also notice that our months of inventory and number of average available 'actives' has continued to shrink a little which directly influences our days on market. It appears that we were "bumping along the bottom" of prices in 2011 and have been steadily working our way up year after year.  The largest factor to take away from the above statistics is the huge swing in the amount of distressed properties that were transacted on between the 2 years.  In 2011 56% of all closed transaction were either an REO or a short sale, fast forward to 2015 and that figure dropped to 11%. The numbers I did not reflect in the above stats were that in 2011 those distressed sales equated to roughly $698.3 million dollars and in 2015 it was $156.65 million. Simple math shows us that approximately 48% of the total sales dollars in 2011 ended up back in the hands of lenders and not in our homeowner's pockets, in 2015 that was only 8%. It is great to see that transition of wealth back where it belongs.
 
January is already in the books and we are ahead of Jan 2015 figures.  MLS shows that we closed 536 SFR in Fresno County for roughly $130.3 million in sales.  The CAR Directors had also returned and gave report updates over the last 2 Tuesdays at the weekly MLS Marketing Meeting.  Our next CAR Meeting will be at the end of April in Sacramento where we will march up the hill to the State Capitol and speak with our legislators about matters that affect our industry and our clients.  Shortly thereafter, at the beginning of May, we will have a follow up trip to the NAR Meeting in Washington DC.  At this last C.A.R. MLS Meeting we found out that C.A.R. will be adopting mandated rules from NAR in regards to allowing brokers to advertise "pending" listings along with their "actives" and "solds" on their websites. Lastly they also had a working group that made 5 changes to current CAR MLS rules that were approved by the Board of Directors but still need final approval from NAR.  If approved we will see the finalized rules and then go through our local processes to see if we adopt in to our MLS rules....more to follow later.
 
Lastly, I just wanted to say 'thank you' to the brokers and agents that have either called me or emailed me with their ideas, concerns, and questions, I do appreciate all your input and insight.  One theme that continues to come up is both the amount of detail and accuracy of the information going in to the MLS.  Please remember that we can make each other's job easier and make all of us look more professional in our client's eyes when we have as many accurate details available to all of us.  Thank you again and continued success to you!

Local Candidate Recommendation Committee (LCRC)
There are 4, three-year terms open for the LCRC.  To be eligible, FAR REALTORSŪ must be in "good standing" and have made the minimum $49 2015 contribution.  If you meet the requirements and would like to be nominated, please contact Gerard Lozano by Friday, March 4.   
If there are more nominees than open terms, an election will be held and ballots will be sent to eligible FAR REALTORSŪ as described above.  LCRC is part of the CA Real Estate PAC (CREPAC), state version.  LCRC funds are used to contribute to candidates for local office.
