RPA Education and Training... Cost & No Cost by C.A.R.

 

No Cost to Members:

  • C.A.R. provides legal outreaches by C.A.R. attorneys for members at no charge...so far there is almost 1 outreach a day for a total of 15 outreaches in Sept alone and more in following months.  While C.A.R. does not charge for these outreaches, we are told that some local AORs do charge their members a fee.  This is not something we encourage or control.
  • The Form on Forms at the October C.A.R. Directors meetings will cover the changes to the RPA and is free and open to all members.
  • The Quick Summary Document distributed at the October C.A.R. Directors meetings and posted online in October covers the highlights of the changes and is free to members.
  • There are also volunteer Certified Forms Trainers who will be trained in October specifically to give instruction on the RPA under the stipulation that such training is not-for-profit. 
  • Additionally, C.A.R. provides "Forms Tutor" an online tutorial that explains the form paragraph by paragraph in great length via both audio and text instructions inside zipForm®.  This program will be updated in November to reflect the new form, so members will always have access to legal instruction on the form at their fingertips, whenever they need it.
  • C.A.R. attorneys will do Live and Recorded Legal Webinars on the changes to the RPA starting in November and is free to all members.

Cost to Members:

  • In August, C.A.R. updated the 'Guide to the Residential Purchase Agreement' (RPA) publication.  The 251 page publication now includes more sample forms and form excepts and may be purchased for $39.95.
  • Consumer pamphlets will also be released soon so that agents can provide concise RPA instruction for their clients.
  • Finally, C.A.R. continues to offer the 4 hours CE credit course for the RPA taught by C.A.R. attorneys.  Wholesale pricing to the local Association is $69 for the live lecture course (which includes the physical RPA publication valued at approximately $40) and $54 for the LearnMyWay® course (which does not include a physical RPA publication but does include the information online). Local Associations then price these courses appropriately for their organization.

C.A.R. Legal Update
A small but growing number of buyer's agents find these written contracts useful, but these agents reflect the exception rather than the rule. However, compensation arrangements are not the only reasons to enter into a written agency relationship, so C.A.R. has created three forms that document the buyer/real estate licensee relationship. The three forms are the Buyer Representation Agreement (Non-Exclusive/Not for Compensation) (Form BRNN), the Buyer Representation Agreement -- Non-Exclusive (Form BRNE), and the Buyer Representation Agreement -- Exclusive (Form BRE).
