Buying Tip



"These trusts are similar to one you may hold in the United States, except that the designated trustee must be an authorized Mexican financial institution such as Citibank, Scotiabank, Bancomer, amongst others. Exactly like in the US, this trust gives the buyer full ownership of the property they are purchasing, but instead of being the "owner", they are stated as the first beneficiary. This allows the person to benefit from improving, remodeling, fixing, renting, or selling the property without restriction."


Seller Tip



"Some inexpensive, cosmetic changes can help give your kitchen a fresh new look," Hamilton says.
Paint your cabinets and switch out chipped pulls and knobs for something new and eye-catching. Or spend a bit more and install new cabinet doors and drawer fronts onto your existing boxes. For the rest of the kitchen, roll on a fresh coat of wall paint in a white or neutral color. While you love your red kitchen, potential buyers may not. Keep in mind, this tip applies not only to your kitchen but also to the remainder of the house."


Rental Tip



"Figure out your housing budget. "The same rules apply when renting or buying a home," says Montanaro, who suggests spending no more than 28% of pretax monthly income on housing. "Closer to 20% is better," he adds.
Some landlords may charge extra for appliances, such as a stove and a refrigerator, so be sure you know what's included in the rental price. Also ask if utilities and garbage pickup are included in the rent."

Location in the community - thanks to being at the end of entry road in front of green area, the home faces west and thus has great natural lighting and nice ocean breezes - bonus - more tranquility! Your still only about 150 or so steps to the main gate.

Layout - the main floor has a great layout. It's an open floor plan with the focal point being a private patio in the middle. Slide open the patio doors on the living and dining areas and bring the outdoor space into your home.

Upgrades - these owners did a nice job on the middle patio adding a small outdoor grill area, palapa, planter with gorgeous vegetation, a storage shed, and a balcony off the master that faces east towards the Marina Mazatlan golf course and navigation channels of the marina.

The future - gated communities in the Cerritos / Marina Mazatlan, or "Nuevo Mazatlan" area are common stay when it comes to residential living... as Mazatlan grows and infrastructure develops, the gated communities close to the beach like Marina Gardens will be much higher in demand for more middle-classed families as well as winter residents and vacation travelers.

ONE CONDO PER FLOOR WITH ONLY 10 IN THE BUILDING WITH THAT AMAZING VIEW FOR HOW MUCH???? That was what most clients asked when I had the pleasure of selling Vue1200 a little more than 7 ago while it was under construction. It was a real pleasure to sell for so many reasons and it is still one of my favorite condos in Mazatlan. Here's some points to consider:

ONE PER FLOOR? When you get out of the elevator and walk directly into your condo, there is a definite WOW factor. It feels like a home with so much space. The open layout (about 45 ft frontage with the ocean!!!!) is one of a kind. The HUGE balconies with gas grills are unique and impressive.

What a vue! The building is located on one of the best points of the Malecon in Mazatlan. Not only is it the natural middle spot of the entire Mazatlan Bay, but also on the corner of Lola Beltran (protected views) which flows into Palos Prietos, a nice middle class neighborhood and some major amenities that are important in a more urban lifestyle.

SUPPLY AND DEMAND - of the hundreds of condos on the market, there is only ONE of these currently available for sale. And of the thousands of nice properties, there are only 10 like these. Think about that for a minute. There will never be another building like this at these price points. If someone wants a more urban Pacific Coast lifestyle in a spacious luxury condo, this is the ticket.

The best deal in Paraiso just came back on the market, but it won't last long! This 2 bed / 2 bath condo is the "02-A" floorplan which if you read on actually means a lot and is explained a little... It's honestly the best deal between the two Paraiso developments... Check out some of these reasons:

Protected balcony with view - the balcony is set back and thus is a little more private and is protected from the winds that can sometimes pick up from the north. It has a world class views of the islands, beachfront, common areas - foliage adds a nice touch.

The 2nd bedroom - it has a back balcony overlooking the east facing common areas (lake, gardens, parking area) - NO HALLWAY! This is not common on 2 bedroom condos... It also has a good closet space and direct ensuite access to the 2nd bathroom.

8% Return - while you may choose to keep this piece of paradise just for yourself, some may want to maximize their return on their capital investment. You can feasibly gross an 8% return with this condo.

Paraiso - it's called "Paradise" for a reason. Probably the most important reason why this condo stands out against a lot of others is because it forms part of one of the most sought after residential resorts in Mazatlan. The amenities are first class as are the people who reside and work at Paraiso.

It's seriously hard to find a condo that has an open layout and 4 bedrooms, let alone one that is in a beachfront development with nice amenities, and most importantly under $500,000 US Dollars!!!! If you were to buy 2 condos in this building and merge them to do this same thing, you may looking at spending around $350,000 US Dollars or more. This condo is great for a family that wants space for vacation periods, a couple that plans to have guests, or anyone that is looking for a nice spacious condo at an affordable price. Definitely a one of a kind property in a quickly developing area with a lot of growth and appreciation in the immediate future.

This is where I now live with my family. In 2008, I also saw the first piece of white granite be chipped away to make way for Vue Centro Historico.
