Greetings and Happy Summer!  It's been tough having as much rain as we have this summer!  Wettest May and June!  July is finally shaping up and showing us some sunshine! We hope you will have lots of opportunities to get out and enjoy our beautiful state and have lots of BBQ's with your family.  We have included some recipes for grilling vegies in this newsletter.

How Did the First 6 Months of 2013 Fare?

 

          As predicted, the housing market has shown  increases in the first six months of 2013 compared to the same time period in 2012. Looking at Chittenden County single family homes and condos together there is an increase in the average sales price from $277,392 in 2012 to $295,172 - an increase of 6%. Median increased from $242,500 to $255,000 or an increase of 5%. Of significance is the days on market are down 15% to an average of 94 days on market.

          

          In the Franklin County towns of Fairfax, Georgia, Swanton, Highgate and St. Albans City and Town, the average sales price was up 6% and the median remained the same. Days on market were down 13%.

          

          The Grand Isle towns of South Hero, Grand Isle and North Hero always have so few sales that it is difficult to make statements about the market - one large sale can skew the average and median prices. Having said that, the average sales price rose from $256, 692 to $363,119 and the median rose from $217,500 to $270,000. These are large gains, so we'd rather say that we are encouraged by the direction the market is taking versus using these gains as predictors. Interestingly, the days on market increased from 145 days to 174. So, an increase in average and median sales price but longer days on market.

 

          We continue to be optimistic about the market although cautious in our enthusiasm since recently, the interest rates have climbed. We encourage buyers and sellers to look at the market favorably in spite of the interest rates - they are still very low, and home ownership is within reach of many buyers, especially with some generous government programs in place for those who qualify. Grilling season is kicking into high gear just as vegetable produce is at its best. So move over, meat lovers - it's time for the veggies to rule the barbecue.

A lot of veggies do well on the grill, but some really stand out - asparagus, corn, eggplant, mushrooms, peppers, onions and even cabbage. However, although most vegetables love the grill, a few don't do so well because of their high water content. Avoid cucumber and all leafy greens.
