Looking at Sales of April 2013
Looking at single family homes and condos sales in Chittenden County for the month of April 2013 compared to April last year, the average sales price is up 11% and the median price is up 10%! Another important statistic though, is that the average number of days on market decreased from 116 days in April of 2012 to 88 days in April of 2013. This is a 24% reduction in time on the market.
We are seeing multiple offers and quick contracts. The other day, two new listings came on the MLS that Karin's client wanted to see. Karin called to make an appointment and two people had seen one of the listings that morning and both wrote offers; the other one was verbally agreed upon! That was Day 1 for both listings!
In the Franklin County towns of Fairfax, Georgia, St. Albans Town and City, Swanton and Highgate, the average and median prices decreased comparing the two months. The number of sales increased 100% this year over last year so that means there is a lot of action, but the houses that sold were in lower price ranges than the year before. We will keep a watch on these stats.
In the Grand Isle County towns of Grand Isle, South Hero and North Hero, there were too few sales to determine a pattern. Quarterly reports have more accuracy.
We continue to be optimistic about the market. Personally, we have eight to ten people talking to us about listing their homes for sale. Sellers perceive this is a good time to sell and that the bottom of the market has been hit and is now on the rise. With the multiple offers out there and the shorter sales times, we agree!
