HUD 2530  Signature Changes
  
HUD now offers two options to industry partners that can reduce signature requirements on a HUD 2530.  This comes on the heels of HUD's effort to digitize records and encourage the use of APPS for electronic 2530 filing.
  
1. PDF's of signed 2530 Submission Packages can be uploaded in APPS, in lieu of wet ink signature pages being mailed to HUD. (This is especially helpful when principals are in different geographic locations.)
  • Note: We still recommend wet ink signatures for 2530's that are part of an FHA Loan Application
  
2. Coordinators may electronically sign the e2530 in APPS under certain circumstances and upload the 2530 Submission Package without obtaining signatures.
  • Note: Coordinators may have legal ramifications related to electronically signing the e2530.  We strongly recommend you consult an attorney for legal guidance before electing to utilize this function.

Did you know?   HUD is cracking down on receipt of signed  HUD 2530 Submission Packages
  
HUD Field Office's have reports showing the outstanding APPS 2530's in their cue. Some are due to transaction delays or HUD Flags, but others are due to missing signature documents. 
  
Be sure to send in your signature documents in a timely manner or HUD may elect to "Return" the submission, forcing you to redo your work.

2530 Tip of the Month - NonProfits & Executive Directors

  
Did you know?  The Office of Residential Care Facilities (ORCF) has determined that Executive Directors of a non-profit qualify as principals for HUD 2530 review, as they are decision makers, similar to Corporate officers.
  
If you are working on a HUD financing with ORCF and believe that your Executive Director does not qualify as a principal, be sure to contact your Lender early in the process to review this requirement.
