Douglas Ave Underpass
Final designs and fly-through unveiled!

Over 100 community members attended a public open house last month to see the final design solution for revitalizing the Douglas Ave Underpass, a key connector in Downtown Wichita. During the open house, architects, artists, lighting consultants and engineers from the design team were available to answer questions and provide project details. The design team was led by the local firm LK Architecture.

The plans address existing issues including pigeon control, lighting and maintenance, as well as provide a vision for the community to engage and interact through technology and art. The final design incorporates elements set forth in additional Downtown plans including Project Downtown: The Master Plan for Wichita and the Douglas Ave Transit Oriented Development (TOD) Study

Revitalizing the Douglas Ave Underpass will significantly enhance the walkability along Douglas and strengthen connections between Old Town, Union Station, the Arena Neighborhood and the Downtown core. The final design is unique to Wichita and provides an opportunity to showcase Wichita's story in a creative way through the use of art. Multiple artistic opportunities are incorporated into the final design including murals, sculptures, and digital interactive LED walls with sensors that engage pedestrians and allow for community participation through a creative process.

 

With the final design concept complete, the next step for the Douglas Ave Underpass revitalization is to fund construction documentation. To achieve this and future phases, the WDDC will be initiating private sector fundraising and pursuing grant opportunities. 

Douglas Ave Streetscape

Work continues on Phase One improvements

 

A Project Downtown initiative, the Douglas Ave Transit Oriented Development Study provides a road map for the streetscape design of Douglas Avenue that reflects the community's vision for Downtown Wichita. The plan addresses a range of transit and transportation improvements for the corridor. Phase One funding of $1.3 million is currently being implemented. Funding for Phase One was secured through a Federal Transit Authority (FTA) Grant, with a percentage match by the City of Wichita.


Curb bump outs have been completed at several intersections along Douglas Ave from Main to Washington. These extensions improve the bus riding experience by streamlining the stops for bus drivers and making the loading and unloading process easier for riders. The bump outs also reduce the street width pedestrians have to cross, increasing safety at major intersections.

In addition to curb bump outs, Phase One of the Douglas Ave improvements include the addition of transit bus shelters along the Douglas Ave corridor. These shelters will be located at the same curb and sidewalk extensions already completed. The new bus shelters will include automated arrival and departure signage and wayfinding for bus riders. The project is scheduled for completion the first quarter of 2015.

Knight Cities Challenge
Community Info Session to be held on Oct. 29 at 6:30pm

The Knight Cities Challenge seeks new ideas from innovators who will take hold of the future of our cities. The challenge offers grants of all sizes from a pool of $5 million for innovative projects that answer the question: What's your best idea to make cities more successful?

 

Ideas can be submitted by anyone from anywhere. There are just two rules: the project must benefit one or more of the 26 Knight communities (which includes Wichita) and the idea must focus on one or all of three key drivers of city success: attracting and retaining talent, expanding economic opportunity, and creating a culture of robust civic engagement.

 

The initial application asks for two primary pieces of information about your project in 150 words or less; you don't even have to give a budget or amount. Submit your ideas today!

RSA Marketing

RSA Marketing is converting a warehouse on the corner of Commerce and Waterman, directly south of INTRUST Bank Arena. Renovations include repurposing shipping containers as meeting rooms in the interior, window additions, and the addition of a large awning and deck facing Waterman. Big Rick's BBQ will share the space with RSA and additional retail space will be available for lease. View the progress video and photo blog for the most up-to-date activity.

 


Hue Gallery

Commerce Street recently added another Final Friday stop to the district with the opening of HUE Gallery, Wichita's newest contemporary art gallery. HUE Gallery's mission is to promote and provide space to upcoming and established regional and national artists. It's current exhibition features ten artists, two of which are the owners, Sean Christopher Ward and Lindy Wiese. HUE Gallery will be continually accepting applications to add to their artist database for their selection of monthly showings.


The Warehouse

A new and unique venue for private and business gatherings is now open in the Commerce Arts District at 420 S. Commerce. The Warehouse on Commerce, a revitalized brick warehouse, is located just south of INTRUST Bank Arena and is below the Loft at 420. The space has a built in bar and kitchen area, exposed brick, large wood columns, and multiple seating areas great for both large and small meetings. An open house and ribbon cutting was recently held to celebrate the opening. View event photos.

WDDC Receives International Award

During its 60th Anniversary Conference, the International Downtown Association recognized the WDDC with a 2014 Downtown Pinnacle Award for its initiatives related to leadership in the implementation of Project Downtown: The Master Plan for Wichita. Approximately 60 international entries were received for consideration; nine were awarded a Pinnacle Award. The WDDC's entry, Evolving to Maximize Development, outlined how the organization has evolved the past five years to become the convener and private sector facilitator to implement Project Downtown. This focus has led to public sector policies, an entire city block (Block One) of development, and leadership in fostering strategic public investment that has served as a catalyst for significant private sector investment.

WDDC Board Endorses Sales Tax

The WDDC Board of Directors recently endorsed the proposed one-cent sales tax, which would generate an estimated $397.6 million if collected over five years. If collections are better than projected, the tax would end early. The sales tax would fund a future water source, improved street maintenance, an expanded transit system, and job creation and retention efforts. These four sales tax issues were among the community priorities identified through a series of city engagement meetings, social media town halls, surveys and other community feedback efforts. The LUX
Celebrate The LUX at an Open House

View the building. Enjoy the food. See what the buzz is all about! The LUX, a mixed-use redevelopment project in the former KG&E building at 1st and Market, will be hosting an Open House for the public on Thursday, October 23 from 5:30-7:30 pm. The 1950's character of The LUX, paired with the goal of LEED Certification and a multitude of amenities, creates a unique sense of community and place in Downtown Wichita. Attend the Open House to view the residential and commercial space available for rent.

IRS Building
Combined services bring new opportunities

The Sedgwick County Commission recently voted to purchase the former IRS building at 271 W. 3rd Street for $15 million. The building will be renovated to house the Main Tag Office, the Metropolitan Area Building and Construction Department, the Metropolitan Area Planning Department, the County Appraisers Office, Environmental Resources, and Sheriff's Offices of Professional Standards Unit. The estimated renovation costs are approximately $6.3 million with an additional $1.3 million for furnishings. The projected completion date for construction is June 2015.

Corner 365
Greenspace for residents now complete

The vacant lot at the corner of 1st and Waco has been transformed into 36 new residential units, Corner 365. This new apartment complex is comprised of two buildings and has units ranging from 700 to 1,000 SF. All units include washer and dryer, private parking garage secure access and water, trash and sewer paid. An urban courtyard was recently completed and includes multiple grills, an outdoor fireplace and ample greenspace for entertaining guests or relaxing. 

Kansas Leadership Center
Architects receive Excellence Awards for design

In 2013, the Kansas Health Foundation expanded their current Douglas Avenue offices to include additional meeting rooms and headquarter space for the Kansas Leadership Center. This development project spurred the first new building along the core of Douglas Avenue in 38 years. The Opus Group, designers of the Kansas Leadership Center & Kansas Health Foundation Conference Center recently received two awards for their design: the Design Build Institute of America Honor Award for an Institutional Facility and an Overall Design in Excellence. 

Wichita Orpheum Theatre
Fundraising efforts and restoration continue

 

The next phase of the $30 million Orpheum Theatre renovation is expected to start in early 2015. This phase will refurbish the theatre lobby by repairing plaster molding, walls and ceilings; replacing lighting and doors; and refurbishing the trim and signage around exits. This is the final restoration project that can be completed with the Orpheum still open to the public.  After the lobby renovation, the next phase will be a $10 million restoration of the auditorium, which will require the theatre to be closed for one year. To date, over $4 million has already been spent on restorations for the historic venue. 

Union Station
TIF District created

The TIF District for Union Station has been created. The first phase of the mixed-use $54 million project could begin by the end of the year. Occidental Management's project proposal is a pay-as-you-go TIF, eliminating risk for the City. The development will connect Old Town to INTRUST Bank Arena, Commerce Arts District and will increase the vibrancy of Douglas Avenue. Project Downtown: The Master Plan for Wichita identified the development as a catalyst site.

Exchange & Bitting
Revitalization and new construction to move forward

The Exchange Place project, led by developer John McWilliams, is prepared to move forward. The $66 million development will revitalize the Exchange and Bitting buildings located on corners of Douglas and Market. The 11-story Bitting building will house 66 residential units and ground floor commercial space. The nine-story Exchange Place building will have 139 residential units. A new five-story adjoining building will bring 25 units in addition to a new 290 stall parking garage. Other proposed amenities include a rooftop reflection pool, hot tubs and cabanas for it's residents.

Entrepreneurs Launch Startup
Crash & Burn has opened at 125 N. Market

Winners of Startup Weekend Wichita Spring 2014 have officially moved into Downtown! This group of entrepreneurs won the Judge's Choice Grand Prize, which included a year of free office space on the 14th floor at 125 N. Market in Downtown Wichita. The team's winning concept was a card-plus-app game, now named Crash & Burn. The company, 54 Hour Game Co., is working towards bringing it's project to market and will begin a Kickstarter campaign soon to fund production of the game and mobile app. A special thank you to Security National Life for providing this valuable office space and supporting entrepreneurship in Wichita. 


Doo-Dah Diner Doubles Size

Doo-Dah Diner, located at 206 E. Kellogg, opened it's doors in 2012 and quickly became a popular made-from-scratch breakfast and lunch spot. Due to the tremendous success, Doo-Dah recently took over the empty, commercial space directly to the East of their current location and doubled their footprint. The new, large addition provides a place for guests to wait comfortably while their table is prepared and serves as a display for Doo-Dah retail merchandise including t-shirts and mugs. Eventually, made-from-scratch pancake syrup, chili sauce and pancake mixes will also be available.


Espresso to Go Go Expands

Espresso to Go Go, which originally operated out of a 51-foot truck and trailer, opened their first brick and mortar business location in May 2013 on the ground floor of the Zelman Lofts. The Zelman Lofts, a mixed-use redevelopment project completed in December 2011, sits at the northeast corner of Douglas and St. Francis. Owners Warren and Ann Tandoc have opened a second location in the modern mixed-use project, The LUX at 120 E. 1st Street. This new location will serve Downtown residents and office workers in close proximity.


Expansion of Morris Laing

In the heart of Old Town, the Law Offices of Morris, Laing, Evans, Brock & Kennedy, Chartered are expanding due to business growth in the firm's litigation practice. The expansion, currently under construction, will take over the space formerly occupied by photography studio Jacque, Inc., which is northeast of the main office. Four new attorneys will be housed in the new space along with five new offices, a secretarial station, and conference room. Morris Laing also offices in West Palm Beach, FL, Topeka, KS, and Chicago., IL.
