August Home Maintenance Tips

While it's still too hot to work for too long on the exterior of your home in August, there are plenty of things you can be doing to keep your house maintained throughout summer which don't involve applying sunscreen!
Maintaining your home in the hotter months can keep energy costs low, minimize future expense and improve your home's resale value.
1) Weather stripping - take a look at all windows and exterior doors and see how the weather stripping is holding up. Having a good seal is imperative for keeping the cool (and expensive) air conditioned air in, and the heat out. Repair or replace any seals that need it for a 10 - 15% energy savings this summer!
2) Window locks - examine your window locks on all windows, even upstairs, to ensure safe and proper operation. Repair, lubricate or replace any broken latches.
3) Vents, registers and fans - open all vents and ensure registers are clear and balanced to improve airflow. Adjust the direction of ceiling fan blades for cooling (yes, there is one way for cool and one way for heat!) and change the intake filters to get the most efficient use out of your air conditioning unit. Filters should be changed out once a month to improve circulation and efficiency.
4) Air conditioner - if you did not yet have your a/c unit serviced and cleaned at the beginning of summer, now is also a good time. Remember that any work that needs to be done on the units in your attic often has to take place in early morning so the workers don't over-heat, so schedule accordingly.
5) Dryer vents - according to the US Fire Administration, 16,000 fires per year are started by clothes dryers. Ensure your vents are clear of lint by simply vacuuming them out or using a specially designed vent cleaning brush.
6) Insulate the attic - your a/c unit can get stressed to the max if your home generates heat from inadequate roof insulation. Replacing the fiberglass padding is a relatively inexpensive and easy summer project if tackled early in the morning, or you can hire a professional to blow fiberglass in.
7) Refrigerator coils - summer is a great time to clean out those refrigerator coils that can get clogged with dust bunnies, pet hair and crumbs of food, making the condenser work extra hard to keep your food cool inside. Pull the fridge out, vacuum the coils and then use a coil brush to really give it a good once over.
8) Sunscreens - installing sunscreens can save you up to 30% on your energy costs. They work by reflecting the heat and light away from you the interior of your home which reduces the impact on your furniture, wall hangings and inside temperature.
