As summer heats up in Downtown, consider a visit to historic St. James Park. A lunchtime visit to this neighborhood park on Wednesdays through August offers a range of activities, including free drop-in yoga sessions (noon to 1:00 p.m.), and pick-up soccer games (11:30 a.m. to 1:30.p.m.). Moveable Feast food trucks offer lunch, while diners sit in bistro chairs under the shade of century-old oaks. Grab a few co-workers, friends and family for Music in the Park, or take in an outdoor movie with Starlight Cinema. It's all happening at Summer in St. James Park. The recent release of the City Momentum Index (CMI) by Jones Lang LaSalle positioned San Jose as a top 20 city worldwide for its short-term real estate and socio-economic momentum, and its ingredients for longer-term sustainable performance. This index is significant because it covers 111 established and emerging business hubs across the globe. San Jose was one of only five North American cities to make the Global Top 20. San Jose was noted for its ability to rapidly adapt to change, to be innovative, and to create cutting-edge new businesses. / PROTEIN SIMPLE MOVES 200 EMPLOYEES FROM SANTA CLARA TO NORTH SAN JOSE

ProteinSimple, a developer of protein analysis technologies, inked a nine-year lease to occupy 98,000 square feet at 3001 Orchard Parkway beginning September 2014. It will merge its team of 200 employees from two Santa Clara locations into North San Jose's Renovation Row area. Ridge Capital Investors and Contrarian Capital Management acquired the building in 2013 for $13.5 million. / C2SV 2014 RETURNS DOWNTOWN IN SEPTEMBER

When C2SV launched in 2013 it did so with Steve Wozniak and Nolan Bushnell. The 2014 C2SV event will take place September 10-13 in Downtown San Jose's SoFa District - at the Historic California Theater and ZERO1 Garage by showcasing a broad variety of emerging technologies across a diverse representation of B2B and B2C sectors. Techmanity recently announced its star-studded lineup and registration for its event taking place in San Jose October 1-2, 2014. Headline speakers include Houzz founder and CEO, Adi Tatarko; Samsung Electronics president, Young Sohn; and a keynote by actor/musician turned tech entrepreneur, Jared Leto. The two day event is curated by Fast Company and features presentations from dozens of "radical entrepreneurs and vanguard geeks" representing the most disruptive and compelling ideas from Silicon Valley. / Q2 MARKET REPORTS SHOW LEASING RAMPS UP AS VACANCY DROPS

In Cushman & Wakefield's: Marketbeat Report for Q2 2014, high-tech leasing was robust in Silicon Valley with the North San Jose sub-market capturing the three largest leases in the quarter. The report noted that North San Jose is poised to attract active requirements in the market, offering a concentration of repositioned assets, large blocks of available space and a lower cost alternative to other northern Silicon Valley sub-markets. To read the report, click here. Cassidy Turley's Q2 2014 report noted vacancy in Downtown  dropped to 17.3% (from 21% at end of Q1 2013). In addition, the report noted San Jose ranked #2 with 1.4 msf of office space absorption, just behind New York City at 1.6 msf. To read the report, click here. Collier's Q2 2014 reported San Jose had a 34.6% increase in office market activity, with Downtown closing seven of the ten largest office deals in San Jose. The report also noted that San Jose continues to lead Silicon Valley's R&D sector, with North San Jose and the International Business Park realizing 70% of the new leasing activity. San Jose also led the way for the industrial sector during Q2 accounting for 60% of all new activity (an 11.1% increase from Q2 2013). New activity in San Jose's warehouse sector increased 12.3% from Q1 2014, representing the sixth consecutive quarter that occupancy gain measured greater than 100,000 sf.
