Not His Fight
DECEMBER 7, 1776 - The Marquis de La Fayette, a French aristocrat whose full name was Marie-Joseph Paul Yves Roch Gilbert du Motier de La Fayette, arranged to join the American Continental Army at the rank of Major General to fight in the American Revolutionary War. At the time La Fayette was still in France, which had not yet decided to support the Americans in their fight against the British. In fact King Louis XVI of France personally forbade La Fayette from joining the American forces. Thus La Fayette had to arrange transport to the United States disguised as a woman to avoid arrest. Once in America La Fayette, who was only 19 years old, soon became one of General George Washington's closest advisors. La Fayette proved to be an integral part of the Continental Army's victory over the British. Lafayette Square in Washington, D.C. is named in his honor.

DECEMBER 7, 1787 - Delaware earned its nickname as the First State when it became to the first to ratify the Constitution of the United States of America. Following the victory over the British Empire in the Revolutionary War, the 13 former colonies became a loose association of sovereign states that were governed by the Articles of Confederation. Within a few years it had become obvious that Articles of Confederation were not sufficient to govern a nation. Over the summer a 1787 a group of delegates from 12 of the 13 states gathered at Independence Hall in Philadelphia to discuss revising the Articles. On September 17 the delegates instead presented an entirely new Constitution; one that would only become effective upon its ratification by two-thirds of the states. Delaware was the first to do so after less than three months of debate. Delaware marked its status as the first state by incorporating the ratification date into its state flag.

This Means War!
December 8, 1941 - The United States Congress voted to declare war on the Empire of Japan following that nation's attack upon U.S. military installations in Pearl Harbor, Hawaii, the day before. There have only been five conflicts in the history of the United States wherein war was formally declared by Congress: the War of 1812, the Mexican-American War (1846), the Spanish-American War (1898), World War I (1917), and World War II (1941). However, there have been a total of eleven declarations of war by Congress. During World War II alone there were six separate declarations of war: against Japan (12/8/41), against Germany (12/11/41), against Italy (12/11/41), against Bulgaria (6/5/42), against Hungary (6/5/42), and against Romania (6/5/42).

Legal Corner - Rental Woes
If you own rental property you should seriously consider having a LLC. Residential rental property can be a great investment, but it can also be a very risky proposition. For example, if you decided to invest $100,000 in the stock market the most you could lose is $100,000. But if you invested that same $100,000 into a residential rental property you could stand to lose a lot more. If a tenant or a guest of a tenant is injured or killed in the property you could potentially find yourself liable for the injury -- a liability that could cost you a lot more than the $100,000 you invested. A LLC (short for Limited Liability Company) is a legal business entity that allows you to shield your personal assets from the debts and liabilities of the business. By forming a LLC to operate your rental property business you can protect yourself from those potential risks.
