2015 Board of Directors Election

2015 Board of Directors Elections and Nominees 
As you may know, we have 4 openings on the GBAR Board of Directors for the 4-year terms beginning in January, 2015. Thus far, we have 4 official nominees for these important positions, whose bios and thoughts regarding their candidacy are provided below.
Qualified candidates must be a GBAR REALTOR® Member in good standing, have been a REALTOR® for at least 3 years, and have served on 2 or more GBAR Committees. Finally, our Bylaws limit the number of Directors to a maximum of 3 from any given brokerage.
Qualified nominees may also be placed on the ballot by submitting signatures of 10% or more of GBAR's REALTOR Membership (equal to 36 Members at this writing) to Executive Officer Barry Arnold. Petitions must be received by 12:00 noon on July 28.
Candidates submitted either by the Nominating Committee and approved by the current Board of Directors, or via petition, will have the opportunity to present their case for Board of Directors Membership at the July 9 Monthly Business Luncheon at Arnold Park in Vestal.
Ballots will be mailed to GBAR REALTOR® Members on August 7, and all ballots must be returned to the Association Offices by September 10. Election Results will be made public at the September 10 Monthly Business Luncheon, and in the September 15 REALTOR® Review.
Here are the bios for our four current candidates, Thomas Bronk, Kay Graves, Patricia (Trish) Mulrooney and Thomas Reid.
Thomas Bronk
As I was finishing up my Bachelor's Degree in Business Management, I chose an elective course that sounded interesting: Real Estate Transactions. That course sparked my interest in real estate. During that time, I met a girl named Erika from Owego, NY. After graduation, I moved to Owego and needed to find a job. It was the perfect time to start selling real estate. I received my license and began working for Realty USA in April of 2003 and was married to Erika by that October. On St. Patrick's Day, 2006, we gave birth to our best friend, Owen. Erika and Owen are the reason behind everything I do and every decision I make. Quite frankly, they make me the person I am today.
Well into in my 11th year as an agent, I've seen a lot of changes to our industry. At this point in my career, I want to be part of those changes to ensure that they:
1. Make sense
2. Protect our future
3. Benefit the Association as a whole
4. Make us more efficient
5. Make us more knowledgeable
6. Make us more valuable
I am an active member of the MLS Committee, the Realtor/Attorney Committee and the Grievance Committee. With a focus on making positive changes that will protect our Association and our careers, I will work diligently to represent you and your best interests. Now, along with Erika and Owen, you and our Association of Realtors, will be the reason behind every decision I make.

I moved to the Southern Tier in 1996 when my husband, Bob, began teaching at Maine-Endwell High School. Since then I have been affiliated with Trevitt Realtors which became Keller Williams Realty in 2011. I work with our agents, mentoring and coaching them. I teach in my office in Vestal as well as the Horseheads Market Center. I am a member of the ALC (Agent Leadership Council) which is comprised of the top 20% of producers in the Market Center. I sing in our church Choir, have been involved in Marriage Preparation (Pre-Cana) programs. I am an avid reader, enjoy time with family .
My goal for the 2015 year as President of the Board will be to live the motto of our Board: "Believing in Our Community". Through the hard work of all our volunteer committee groups and members, we have shown our local community that we are more than just Realtors. We do believe that our towns, and neighborhoods are valuable to the people who live there. We believe in giving back, and have through many fund raising functions over the past years. We will continue to support these communities where we live as well. We have an outstanding group of agents, brokers and affiliates who give of their time, energy and money to make things happen. Voluntarism is vital to keeping our board functioning. Our membership depends on it! I would ask any Realtor member to look at our Association and find a group to work with, check out the monthly meeting and sit in. Meetings are all posted on the GBAR Web Site. Add your 2 cents, ($5.00 adjusted for inflation). We NEED you and your input to remain the GREAT Association we have become. THANK YOU to all who contribute so richly to our membership! Patricia (Trish) Mulrooney
I feel that I would be an asset to the association as a Director. I wholeheartedly believe that it is our duty to give back to the association that we are a part of. I look forward to helping to make positive changes to our association. As real estate professionals, we thrive on change and improvement!
I truly believe in education. Be it personal or professional, I believe that it progresses you as a person and as a professional to continually work on yourself.

I have been an active volunteer on multiple committees at our local board. I was chair to the Tradeshow Committee for 2 years. I am on multiple committees at the NYSAR level as well, which came about just this year. It is exciting to see what is happening at the state level as well as the local level! I volunteer at the board, teaching a portion orientation.
On a personal note, I have three grown boys and 2 young granddaughters. When I am not working, you will find me with them....

I have served on the GBAR Board of Directors for the past 4 years and have been the President for the past 2 consecutive years. During that time I have always looked out for what is in the best interest of you, the members. Sometimes those decisions were not easy or popular but they were done with you and your business in mind. If you elect me to serve on the Board of Directors to your Association for the next 4 years I will continue to make the best decisions for the membership as a whole. Even though we are competitors in this industry we are in it together.

25th Annual JS Elliott Golf Tournament

25th JS Elliott Tournament of Love Held to Benefit Camp Good Days and Special Times
For the 25th consecutive year, GBAR Members and friends gathered on June 18 for the JS Elliott Tournament of Love Golf Outing at Genegantslet Golf Club to enjoy a round of golf, delicious food, great company and most importantly, to raise over $3,500 for Camp Good Days and Special Times, which serves the needs of kids in our area with serious illnesses.

A great time was had by all! Once again, our Community Service Committee, led by Chair Sandi Stebelton and Golf Tournament Specialists Rose Pelino and Diana Nogaret, put on a fantastic show.

GBAR President Reid Represents NAR at Gathering in Support of Rep. Hanna

GBAR President Tommy Reid represented the National Association of REALTORS® (NAR) on June 18 at a gathering of area small business owners in support of Rep. Richard Hanna's bid for re-election.
Rep. Hanna, a staunch and consistent supporter of REALTOR® Party and homeowner legislative priorities, welcomed leaders of
the National Federation of Independent Business, the U.S. Chamber of Commerce, the Associated Builders and Contractors, the Associated General Contractors of New York State, and the New York State Concrete Masonry Association, as well as NAR, each of whom voiced their support for the Congressman in his bid to win the June 24 primary election. (Editor's Note: Hanna was successful in securing his party's nomination).
Said Reid, "As a REALTOR®, I look for a member of Congress who understands small business and works hard to promote and better our community, and Congressman Hanna is that member of Congress. Thanks to his efforts to lessen harmful regulations, to create jobs in New York, and make homeownership affordable, I am able to secure the American dream for families. Richard Hanna's district extends from Lake Ontario to Utica to my home area of Binghamton, and he spends the time making sure this district is a center of economic growth and a great place to live."

New York State Legislative Session Closes with Victories for REALTOR® Priorities

The 2014 New York State legislative session officially came to an end on Friday, June 20. Due to the active support and involvement of countless REALTORS® from across the state, NYSAR successfully accomplished several of our legislative priorities this year including the passage by both the Senate and Assembly of three NYSAR supported bills:
- Ensuring the continued availability of FHA loans in New York.
- Requiring any builder who is contracting to construct a one- or two-family residence, under three stories in height, to provide the buyer with information on the installation of fire sprinklers prior to entering into a contract for construction of such dwelling.
- Confirming the ability of brokers to offer rebates and incentives to buyers, sellers, tenants and landlords.
NYSAR also successfully defeated legislation that would have required water quality tests as a condition of the transfer of any real property serviced by a well, and legislation to double the fines for violations of the real estate licensing laws.
Most importantly, NYSAR was able to prevent the passage of several bills that would have negatively impacted REALTORS®. To read the full session overview, click here.

On May 19, registration opened for NAR's 2014 REALTOR® Broker Summit, and emails were sent to all REALTOR® Brokers. Open House Feature To Go Live on realtor.com
The message below from realtor.com outlines their plans to launch their Open House Function on July 10, 2014:

"We are pleased to announce the addition of a new Open House feature for all Basic and Showcase Listings on REALTOR.com®.
In an effort to make it as easy as possible for you to upload Open House information to your REALTOR.com® listings, we have partnered with REALTOR.com® to pull your Open House data directly from our MLS system, and automatically publish it on ALL listings that appear on REALTOR.com®.
If you would like to take advantage of this new feature, please be sure to add your Open House data into the MLS system.
If you are a Showcase Listings subscriber on REALTOR.com® you should receive a communiqué from REALTOR.com on how to go into Control Panel to "opt-out" otherwise Open House information on your listings will be pulled from the MLS system and will override any Open House information you may have put into your Control Panel. You are, by default, "opted-in" to have your Open House information pulled from your MLS system and displayed on your listings.
Please make a note of this new feature, and if you have further questions, please contact REALTOR.com® Customer Care at 800-878-4166 (Monday to Friday, 6 am to 5 pm Pacific time), or email CustomerCare@REALTOR.com."

New Phone Number? New Address? New E-mail?
It is important that you keep your contact information current with the Association. And you can correct or update this information day or night without making a phone call. If you change the information yourself at REALTOR.org, GBAR, Supra and NYSAR are notified automatically. Go to the REALTOR.org website and click on "My Account." On the first visit you must register, but after that just entering your user name and password advances you to a page that will allow you to update your contact information and notify the Association Office.

REMINDER: PAYMENT OF ASSOCIATION DUES AND/OR MLS FEES
A reminder that your Association Dues and Fees Notice for the second half of 2014 was e-mailed to you on May 23, 2014. It included instructions on how to access your invoice on-line. This dues and fees invoice must be paid in order for you to remain an active Member of our Association and MLS and receive the Association services.
Please mark your calendar that by July 8, 2014, the following amounts must be paid either on-line or to your Principal Broker.
(NOTE: MLS Only Members must pay their Principal Broker, as the online feature is not available to MLS Only Members)
Please be advised of the following GBAR Bylaws Article:
Article X, Section 4 "Should the dues remain unpaid on the 5th business day after due date, the membership will be terminated immediately." "The dropped member may apply for reinstatement in the manner prescribed for new applicants for membership."
Members who have not paid Dues by 5:00 pm Tuesday, July 8, 2014 will be required to reapply. Reapply requires paying a nonrefundable entrance fee.
GBAR Dues July 2014 - December 2014 $183.50
GBAR MLS Fees July 2014 - December 2014 $295.00
PAYMENT POLICY: There are two options when paying your dues and fees. To improve the efficiency of the process, we prefer that you pay electronically by going to REALTOR.org, clicking on "Pay Dues" and following the instructions to pay either by credit card or direct debit to your bank account. (NOTE: MLS Only Members must pay their Principal Broker, as the online feature is not available to MLS Only Members)
You may still pay with a physical check directly to your Principal Broker. Your check must be made payable to the Greater Binghamton Association of REALTORS, Inc. (GBAR) and mailed (if time permits) or delivered in person to your Agency Office.
Finally, now is the time to take care of any outstanding invoices that you have or your dues and fees payment cannot be accepted (see article below).

Do You Have Outstanding Invoices or Fines?
Dues and MLS Fees for January through June 2014 have been billed to you. REMEMBER that in accordance with GBAR Bylaws (see below) all other monies owed the Association must be paid prior to the Association accepting the Dues and MLS Fees payment. Be sure that you do not have any outstanding luncheon charges, MLS Processing Fees or lockbox fees, etc. Also, these cannot be included in your dues payment. They should be paid separately directly to the Association Office. Please include your invoice or statement when making these payments.

ARTICLE X - DUES AND ASSESSMENTS
Section 3 Dues Payable.
Dues will not be accepted unless all prior charges, assessments, fines or moneys due the Association have been paid in full.
Be sure your dues can be accepted.

Supra Lock Box Key Invoices were Sent May 26; Payable by July 1
Supra invoiced GBAR Agents for their ActiveKEYs and eKEYs on May 26, with these invoices being payable by July 1.
For detailed information on the invoicing process, on-line access to your account, a summary of fees and due dates, please click here.
Payments MUST be made directly to Supra Products. If you have not received your invoice by email or mail, please contact Supra at 877-699-6787. To access Supra Billing Information 24 hours a day, 7 days a week, click here.
If you plan to discontinue using your Supra Key help the Association Office with record keeping and turn in your Supra Active Key and charger to the office immediately. If the equipment is not returned you will still owe the Supra System Fee for July 1, 2014 through December 31, 2014 even if you are no longer using the KeyBox System, or have discontinued GBAR membership. If Active Key chargers are not returned at all, Supra may bill up to $250.00 per item.
If you are discontinuing use of the Supra Active Key or are not paying July's Supra Invoice, you must also turn in all leased KeyBoxes immediately. You will be billed for as much as $95 per box for unreturned Boxes.

Condolences - Tom McGovern
We are saddened to report the passing of Tom McGovern, brother of GBAR Affiliate Member Tim McGovern, on June 24, 2014, after a long and courageous battle with cancer. Please join us in offering our sincere condolences to Tim and his family on this tragic loss. For a full obituary, click here.
