President's Message
I want to take this opportunity to say Happy New Year to all of our Members and Affiliates and I also hope that everyone had a wonderful Holiday.
I am honored to lead this Association in to 2013 and I am grateful to all of the members who stepped up to Chair Committees and to also be members of our Committees. We are a Committee-driven Association and without your input and support we could not do what we do.
2012 was another great year and 2013 is going to be no exception. There are a lot of changes on the horizon and I want you to know that you can count on the Greater Binghamton Association of REALTORSŪ for helping to support your business. Every decision that is made will be made with the best interest of our Members in mind.

 Pop Quiz! GBAR Members' Response to the Mortgage Interest Deduction Call For Action
On Monday, December 3, NAR sent out a Call For Action (CFA) on one of the most important political priorities for REALTORS in years - asking Members to email their congressional representatives to encourage retention of the Mortgage Interest Deduction (MID).
As of December 19, the national response rate to this CFA was 17.3%, and the response rate from New York State Members was 16.5%.
So here's your Pop Quiz Question - "What was GBAR Members' response rate, and how did it compare to other Associations nationally and in New York State?"

| Scholarships Available for the Next Generation of Real Estate Professionals
Beginning in 2012 and again in 2013, NYSAR Real Estate Services, Inc. will provide a scholarship fund, administered by NYSREEF, to award scholarships to the next generation of real estate professionals for higher education.
Next Generation Scholarship Eligibility
Eligibility is limited to relatives of active NYSAR members living in New York State. Relatives of REALTOR association staff will not be eligible.
The Next Generation Scholarship Fund is available to:
* New York State high school seniors who will be attending an undergraduate two or four-year institution;
* Students currently enrolled in an undergraduate two or four-year institution;
* And, students pursuing graduate studies.

RESULTS OF NON PAYMENT OR NON ACCEPTANCE OF DUES & FEES
The Due date for payment of the January through June Association Dues and MLS Fees was December 31, 2012.
This payment must be made online at Realtor.org or to your Principal Broker who then submits it to the Association Office. YOUR responsibility is to be sure that your check or credit card payment will be accepted when presented to your bank or credit card company and that you have no additional outstanding fees and fines with the Association.
IF YOUR PAYMENT IS NOT ACCEPTED
for any of these reasons your Membership with GBAR will be terminated and you will need to rejoin in accordance with GBAR Bylaws as stated here:
Section 3 Dues Payable. Dues shall be billed to all members thirty (30) days prior to due date. Dues will not be accepted unless all prior charges, assessments, fines or moneys due the Association have been paid in full. Dues shall begin on the first day of each month in which a member shall be notified of election and shall be prorated.
Section 4 Non-Payment of Financial Obligations. If dues are not paid by due date, June 30 and December 31, the member may be dropped from membership by the Board of Directors at its discretion and without reference to any other provisions of these Bylaws. Should the dues remain unpaid on the 5th business day after due date, all services will automatically cease and membership will be terminated immediately. As used in the Bylaws, a business day refers to Monday through Friday except legal holidays as defined in Section 24 of the General Construction Law. The dropped member may apply for reinstatement in the manner prescribed for new applicants for membership.
Applying for reinstatement does include payment of the nonrefundable entrance fee.

| Do You Have Outstanding Fines?
Dues and MLS Fees for January through July 2013 have been billed to you. REMEMBER that in accordance with GBAR Bylaws (see below) all other monies owed the Association must be paid prior to the Association accepting the Dues and MLS Fees payment. Be sure that you do not have any outstanding luncheon charges, MLS Processing Fees or LockBox fees, etc. Also, these cannot be included in your dues payment. They should be paid separately directly to the Association Office. Please include your invoice or statement when making these payments.

| Important Supra Notice
If you plan to discontinue using your Supra Key or are leaving GBAR at the end of December.....
Help the Association Office with record keeping and turn in your Supra Active Key and charger to the office. If the equipment is not returned, you may still owe the Supra System Fee for January 1, 2013 through June 31, 2013 even if you are no longer using the KeyBox System, or have discontinued GBAR membership. If Active Key chargers are not returned at all, Supra may bill up to $250.00 per item.
If you are discontinuing use of the Supra Active Key or are not paying January's Supra Invoice, you must also turn in all leased KeyBoxes. You will be billed for as much as $95 per box for unreturned Boxes.

| Affiliate Members - Payment of 2013 Dues
Dear GBAR Primary Affiliate and Affiliate Representative Members:
A reminder that your Affiliate Dues Notice for 2013 was e-mailed to you on December 28, 2012. This invoice must be paid in order for you to remain an active Affiliate Member of our Association.
Please mark your calendar that by January 31, 2013, the following amounts must be paid:
Primary Affiliate Dues Feb 2013 - Jan 2014 $200.00
Affiliate Representatives Dues Feb 2013 - Jan 2014 $50.00
