Kilts Honored, Reid Installed at the 2012 GBAR Installation Luncheon - Service Excellence Rewarded and Membership Milestones Recognized

The Annual GBAR Installation Luncheon was held on Wednesday, December 12 at the Binghamton Country Club.

going President Pat Kilts for her leadership in 2012, and installed 2013 President Tommy Reid. Both spoke eloquently of our accomplishments in 2012 and their optimism for 2013, and encouraged more of our Members to become involved in our Association to make it even stronger and more vibrant in the years to come.

Tommy was also honored as REALTOR of the Year for 2012, Diana Nogaret was named Volunteer of the Year, and Lois Andrascik was recognized with a Special Award for her long and successful service as Chair of the Government Affairs Committee.

President's Message
Thanks for 2012, and Looking Forward to 2013!
Our Association is in great health......it didn't depend on Democrats or Republicans; the changing of the leadership was elegant, swift and smooth. We are finishing up one year, and moving into another with exciting anticipation. How fortunate we are to have new people ready to take charge and watch over our business in the Greater Binghamton area in 2013.
The New Year in our industry will bring many challenges to us. Our new President, Tommy Reid, and his Board of Directors will definitely meet them with energy, knowledge, and determination to succeed as they fulfill our Mission in Service to our Membership.
As your REALTORŪ business year comes to a close....remember to take time now to thank those clients and customers whose real estate goals you helped meet, thus making your year a success. It is always all about them.
Have you taken your required Quadrennial Ethics Course? That course will now have to be taken on line....do it. This is a REALTORSŪ point of difference in working with the public to insure consumer confidence when making the most important decision.......buying a home.
I thank you again for allowing me to serve as your President in 2012, and I am looking forward to continuing with new leadership and the promise of a very busy and profitable 2013 for you all. Thank you for your continued support. We will only be as successful as you make it.....join a committee, get involved, and keep your Association strong!

Mortgage Interest Deduction - Please Respond to the Call For Action!
As you know, the retention of the Mortgage Interest Deduction is the most important political issue facing the real estate industry today, and NAR has sent out a Call For Action to all REALTORSŪ asking them to make their voices heard with their federal legislators.
As such, it is critically important for all GBAR REALTORŪ and other Members to answer this Call For Action. If you have not done so already, please click here to complete the simple, automated process to help ensure the health of our industry and protect the financial benefits accruing to current and prospective homeowners.
To date, only 18% of GBAR Members have responded to the Call For Action. For an issue of this magnitude, we need to do much better. Please respond as soon as possible.

Broker Course A Success!
From November 26 through December 1, a 45-Hour Broker Prelicensing Course was held at our GBAR Offices, instructed by Randy Templeman. The Exams for this course was administered on December 7 and December 11, and I am pleased to report that all students passed with flying colors. Rollo Shines in National Flood Insurance Program Newsletter
It's not everyday that a GBAR Member is commended for their efforts in a national government newsletter. That's why it as great to see Jim Rollo, GBAR Affiliate and 2011 Affiliate of the Year recognized in the National Flood Insurance Program (NFIP) E-Newsletter for his work in convincing local homeowners to get flood insurance before Irene and Lee smacked the Southern Tier in 2011. Reminder: Payment of Association Dues and/or MLS Fees
A reminder that your Association Dues and Fees Notice for the first half of 2013 has been e-mailed to you on November 29, 2012
It will include instructions on how to access your invoice on-line. This dues and fees invoice must be paid in order for you to remain an active Member of our Association and MLS and receive the Association services.
Please mark your calendar that by December 31, 2012, the following amounts must be paid either on-line or to your Principal Broker.
GBAR Dues January 2013 - June 2013 $183.50
GBAR MLS Fees January 2013 - June 2013 $295.00
NAR Dues January 2013 - December 2013 $155.00
NYSAR Dues January 2013 - December 2013 $ 90.00
Finally, now is the time to take care of any outstanding invoices that you have or your dues and fees payment cannot be accepted.

Do You Have Outstanding Fines?
Dues and MLS Fees for January through July 2013 have been billed to you. REMEMBER that in accordance with GBAR Bylaws (see below) all other monies owed the Association must be paid prior to the Association accepting the Dues and MLS Fees payment. Be sure that you do not have any outstanding luncheon charges, MLS Processing Fees or LockBox fees, etc. Also, these cannot be included in your dues payment. They should be paid separately directly to the Association Office. Please include your invoice or statement when making these payments.

Dues will not be accepted unless all prior charges, assessments, fines or moneys due the Association have been paid in full.

Last Warning! Ethics Requirement Must Be Met By December 31.
The Quadrennial Ethics period expires at the end of 2012 - each REALTORŪ must have taken a 3-hour Ethics course by then. We have been sending email reminders repeatedly to agents who have not completed this requirement, with copies to their brokers. If you have not yet met your requirement, you can take an on-line course by following these instructions:
- ON-LINE: Click here to visit our on-line CE provider, the CE Shop, and sign up! Be sure to use the Promo Code MERRY to get yourself a 25% discount.
Please note that per the NAR and GBAR Bylaws, failure to complete this requirement by December 31, 2012 is considered a "...violation of membership duty for which REALTORŪ membership shall be suspended...". Specifically, this means:
· Principal Brokers who have not completed their Ethics Requirement by December 31st will lose both GBAR MLS Access and all REALTORŪ Membership privileges and benefits during the suspension period.
· Agents who have not completed their Ethics Requirement by December 31st, while retaining GBAR MLS Access, will lose all REALTORŪ Membership privileges and benefits during the suspension period.
Further, failure to complete this requirement by March 1, 2013 will result in termination of REALTORŪ Membership.
Finally, if you have taken an on-line Ethics Course through a website other than GBAR's, your successful completion will not have been automatically reported to NAR. If so, please , please fax (798-8246) or email Barry Arnold at executive@gbingar.com with proof of completion before December 31, 2012.

Volunteering to serve on a GBAR Committee is not without rewards! If you join a Committee, and you attend 80% of your Committee Meetings during the year, the following year you will receive a credit voucher valued at $50 to offset the costs of Association Luncheons and Events. Not only will your Committee Membership be helping the Association improve the services provided to yourself and other GBAR Members, but you will also get the benefit of reduced costs of attending Association Functions. Important Supra Notice
If you plan to discontinue using your Supra Key or are leaving GBAR at the end of December.....
Help the Association Office with record keeping and turn in your Supra Active Key and charger to the office before December 27th. If the equipment is not returned by then, you may still owe the Supra System Fee for January 1, 2013 through June 31, 2013 even if you are no longer using the KeyBox System, or have discontinued GBAR membership. If Active Key chargers are not returned at all, Supra may bill up to $250.00 per item.
If you are discontinuing use of the Supra Active Key or are not paying January's Supra Invoice, you must also turn in all leased KeyBoxes. You will be billed for as much as $95 per box for unreturned Boxes. |

Scholarships Available for the Next Generation of Real Estate Professionals
Beginning in 2012 and again in 2013, NYSAR Real Estate Services, Inc. will provide a scholarship fund, administered by NYSREEF, to award scholarships to the next generation of real estate professionals for higher education.
Next Generation Scholarship Eligibility
Eligibility is limited to relatives of active NYSAR members living in New York State. Relatives of REALTOR association staff will not be eligible.
The Next Generation Scholarship Fund is available to:
* New York State high school seniors who will be attending an undergraduate two or four-year institution; * Students currently enrolled in an undergraduate two or four-year institution; * And, students pursuing graduate studies.
