Welcome to May!
We have a couple of "Welcomes" this month with the
arrival of our newbie Lizzie Baker, who has come to work with us on a full time basis, to help out with all aspects of sales and lettings. Lizzie has come from a long background of property experience, having been at Ben Bailey Homes for the last few years, and before that having been the Branch Manager of a large corporate estate agent at Banner Cross where she specialised in New Homes.
Also, a massive WELCOME to our new firm mascot, Harry! You may have all spoken to, or dealt with, Ben Newman from our office, who has this week become the proud father of an incredibly good looking little boy (must be Jo's genes)! Ben, who has been with Spencers since 2005, has been excitedly anticipating his little arrival who is with us safe and well. Congratulations to Ben and Jo, he is lovely!
Calculating the end of year statistics has been fun this month, you can clearly see that over the last twelve months the market has shown signs of positivity and sure fire recovery. Over the twelve months our lowest average monthly percentage of price achieved to asking price was 96% last June, rising to an almighty 108% in March this year. The average over the full twelve months works out that we achieved 99.8% of asking prices across all sales on exchange of contracts.
Our average number of offers to property ratio is 2.8 - so for every house sale, there are still 1.8 people missing out on average, showing that stocks are still low for the demand that there is in the marketplace.
We therefore still need more stock to satisfy demand, so if you are thinking of selling then now is the time to do so. And if you are thinking of renting your property, then we have almost run out of available stock due to massive successes - please call us to talk through why we are doing so well.

THINKING OF INVESTMENT?

- How will I finance the purchase? Is it better to pay interest only? Or repay the mortgage? Do I need to look at commercial funding?
- Should I make do with old furniture? Or should I buy everything new? Should new furniture be good quality or cheap and replaceable?
- Does the rental income present the return on my investment that I was hoping for? What yield should I be aspiring to?
- Have I taken into consideration all of the outgoings including ground rent / service charge / insurance / agent fees?
