Spring has Sprung! Hurrah!
I am known for loving April 1st, and have in the past pulled a few crackers that have involved mainly my mum and dad, as they get the crossest and therefore give the funniest reactions. This year, I was going to spoof my newsletter by advertising Land for Sale on the Moon, until I realised that you can actually buy land on the Moon, Mars and Venus. Whatever next? Who owns the moon (obviously no one) and why on earth (ha!) do people think they have the right to sell it off? What a scam!
If you're a friend of mine, you may have had a text from me already this morning to say that I am having twins but watch out if it's not noon yet, I may have a couple of opportunities left.
This year, I am not going to trick you all, my lovely newsletter readers..... I am merely going to expose MoonEstates.com as absolute charlatans! Don't be tricked into buying moon land.
In all seriousness, the moon is the only thing that people (hopefully) aren't buying at the moment, the month of March has been sensational for us. We have gone to final offers on some properties where we have had nine and ten bids on the table, all sensible and from proceedable buyers. It's definitely time to sell if you're contemplating.

HOW MUCH WILL IT COST TO MOVE?
Buying a home has many associated costs attached, which you don't always appreciated when budgeting from day one. Hopefully this little guide may help.
- Mortgage arrangement fee. Expect to pay your lender an arrangement fee.

Valuation fee. This is the fee lenders charge for a valuation to check the property.

Legal fees. Please don't just go with your bank's recommended chicken factory conveyancer, it will be highly unlikely for them to know anything about the local area and property. Please let us recommend good local conveyancing firms.

Stamp duty. Buy a property for more than £125,000 and pay 1% of its price to the taxman. Above £250,000 it is 3% of the WHOLE amount, and above £500,000 it is 4%.

Surveys. A typical survey costs £400 to £700. As this is likely to be your largest spend on one single transaction, a survey is worth every penny.

Removal costs. Unless you are mad enough to try to move yourself, you can either hire a man with a van, or a fully comprehensive moving angel like SmarterMoves, who literally do everything you need!
- House repairs. From flaky paintwork to leaky sinks, put aside some cash for unexpected property maintenance. When a house is fully dressed you won't realise that there is a little mark round the outside of every picture on the walls and most houses do need a paint touch up as a minimum.

Furniture and extras. Whether you are upsizing or downsizing, there is bound to be something essential you need to buy so try to save a little back for these extras. You could need to buy everything from beds and sofas to lawnmowers and carpets to door knobs and toilet roll holders.

Estate Agency Fees. If you have sold a property, normally these fees will be paid by your solicitor out of your proceeds but you will still need to budget them in when doing your sums.
