Welcome to our September Newsletter from Spencers.  
 
We are quite excited about September. August has been incredibly busy, and is supposed to be a relatively quiet time in the property market, so September hopefully will be even better. 
 
Interestingly, looking at the percentages of sold stock between all agents, the percentages are much higher at the end of August. This not only shows that we are in a more active market but shows that stock levels of for sale property are down with most agents. We always suggest that clients look at the let or sold percentages when choosing an agent, as I recall coming up against an agent once on an appointment who said "better unsold on our wall than sold on someone else's" meaning that he was overvaluing to get the job and then was happy for it to sit on the market until the vendor would reduce. Check out the sold percentages on Rightmove or Zoopla. 
 
Regarding stock, we urgently need more rental and sales property. This week we let a flat within one hour of it going live on our website in S10; 24 hours before it made it to Rightmove! We have had the most extraordinary result on a semi-detached house in Millhouses with multiple offers way in excess of the asking price. Also, we have booked eight viewings on a semi-detached house in S11 within an hour of it being mailed to our database. 
 
If you are thinking of selling or letting at the moment we would love to come out and meet you, as we have some great buyers and tenants waiting for property.
 
Enjoy the start of Autumn, after a great summer I am almost looking forward to wrapping up in some big coats and boots! 'Nowt as queer as folk!

I am writing to express my thanks and appreciation in relation to the sale of the above property and the additional support you have provided. 

 

I have dealt with several of the so called 'top end' estate agents in Sheffield and have always been very disappointed. In every case they were not worth the money they were charging, they were inefficient and disorganised.

The most impressive aspect has been efficiency and professionalism. Every viewing was properly qualified and relevant, and the feedback provided was quick and accurate.
