IN CASE OF EMERGENCIES 緊急情況的應對
What do I do if my store is broken into?
A: Call 911 first and make sure to file a police report. After, contact the insurance company and a vendor to board up any broken windows. Lastly, report the incident to the Management Company. Who can I contact for repair services? A: If the repair is within your unit, please call your handyman or maintenance crew. However, tenants are welcome to contact the Management Company regarding vendor referrals. If the problem is located in the common area, please contact the Management Company. What should I do when there is a roof leak? A: In most cases, the Landlord is responsible for roof maintenance. However, for some occurrences, the leakage might not be from the roof but rather the pipes in between the roof and ceiling. In this scenario, the Landlord is not responsible for the repairs. Please contact your vendor first to find out the root of the cause to avoid delays and misunderstandings. What should I do if my AC/HVAC is not working? A: The tenant is responsible for maintaining their own HVAC. If the space has been occupied for less than 6 months please call the Management Company. It is strongly recommended that Tenants obtain a maintenance contract for their HVAC as stipulated in the Lease Agreement.

屋頂漏水時我該怎麼辦?
答:大多數情況下,房東應負責維修屋頂。然而在屋頂和天花板之間的管路破損所造成的漏水,房東及管理公司是不負責維修。凡發生漏水,請您先聯絡專業的維修人員檢查以避免延誤造成更大的損失。
如果AC /冷暖空調異常時我該怎麼辦?
答:根據合約,承租人需負責維護保養承租單位的空調設施。如果是在簽約後6個月保固期內空調故障請致電管理公司。根據合約,我們強烈地建議您與專業的空調維修公司簽訂保養契約,以維護空調的品質和正常運作。
