Zillow Forecasts Mass Exodus of Renters Into Homeownership

The latest data volley in the buying-versus-renting debate suggests that a great migration of renters into homeownership will take place this year.

 

According to the latest Zillow Housing Confidence Index (ZHCI), more than 12 percent of current renters nationwide-roughly 5.2 million-stated they were planning to buy a house in the next year. This level is almost 25 percent above last year's levels, when 4.2 million renters said they were ready to part ways with their landlords.

 

Among all renters surveyed nationwide by Zillow, 59.7 percent said homeownership was the long-term investment a person can make, compared to 56.9 percent at the same time last year. And even the ubiquitous Millennials are sharing this emotion: 66.2 percent told Zillow that owning a home was the best long-term investment, compared to 61.4 percent last year.

 

"Renter aspirations for homeownership are on the rise in most cities," said Terry Loebs, founder of Pulsenomics, which developed the ZHCI for Zillow. "More homeowners are recognizing restoration and growth in the value of what for most of them is their largest asset by far-their home. In every market surveyed, both renters and homeowners expect the annual growth rate of local home values to handily beat the rate of inflation within the broader economy over the coming decade. These insights should remove any lingering doubt that the U.S. housing market's foundation is now solid enough to withstand the Fed's monetary policy liftoff."

 

This attitudinal change is being attributed to historically low mortgage interest rates and home values that are still well below their peak levels, coupled with rapidly rising rent levels. Complicating matters is the growing lack of affordable rentals.

 

"We need 300,000 to 400,000 new apartments each year just to keep up with resident demand, yet we've chronically under-built for years during and after the Great Recession," said National Multihousing Council Chairman Daryl Carter, CEO of Avanath Capital Management, in a statement released yesterday. "For example, in 2013, we completed 186,000 units, which is only about half of what was needed to meet resident demand for that year alone. After bottoming out in 2009, apartment starts have increased nationally almost to the point of meeting annual demand, but the lengthy development process and years of backlog mean that completions aren't likely to hit the necessary level for a couple of years. This increase of available apartments will also help address affordability challenges that we see in many markets across the U.S."

Solving Your Life's Puzzles

Before going to work, I often work the "daily newspaper" crossword puzzle. Some days, I find that the puzzle seems to solve itself. Other days, I struggle with each and every answer. 

 

More often than not, I will get a few of the clues correct and when I return later, the answers to the very clues that eluded me before seem to present themselves. Once I get one answer completed, often it provides me with the letters that I need to solve the other clues.

 

I have found that life is a lot like crossword puzzles. Just as the puzzle themes vary each day, so do my "life's" crossword puzzles change. I have also found that the ease in solving some of my life's puzzles also varies. 

 

It seems that the more problematic a life issue is for me, the more difficult it is to understand and solve for the clues. It is though I have to re-read the clue many times before I can understand what is being asked. 

 

Perhaps I have difficulty with these puzzles because I am unwilling to set aside preconceived ideas of what the answers should be. Or I unconsciously distort the question so that the answer will completely elude me. 

 

Fortunately, with the paper puzzle, I only have to wait until the next day to get the missing words and, with them, a better understanding of the questions. Unfortunately, the solutions to life's puzzles don't come the next day, or even as quickly as I would like.

 

Wouldn't it be nice to have dictionary with the possible solutions to life's puzzles like the dictionary for crossword puzzles?  It would be great to be able to look up a clue and the possible solutions. I could select one, see if it "fits" and fill in another blank space in my life. 

 

For example, what if I could look up the solutions for "impatience?" Perhaps it would include suggestions like, "to everything there is a time and season."   For those days when I don't seem to have a clue as to why I am so scattered in my thinking, perhaps the solutions would include, "where the focus flows the energy goes." 

 

Perhaps that will be another one of my life goals, to develop a dictionary to help with both the "daily newspaper" crossword puzzle and the "Mary Rau-Foster life" crossword puzzle. In the meantime, I will continue to use a pencil and eraser to rub out my mistakes and enter the correct responses

Personal Note

Saturday morning we had our run in the Park (Percy Warner, that is) I didn't do it all , but I had a good 7 miler. I just finished as the rain started, so I had great timing. Saturday afternoon we went to the movies and saw Focus which was a little different and an OK movie. Since we were next to Jonathon's, we had dinner there. Sunday was so beautiful. So I washed our cars, put some weed and feed on the yard and stayed outside for a while.
