During the last real estate boom (1997-2005) some 800.000 new properties were built every year in Spain. That's more than were built in Germany, France and Italy put together, during the same period, even though those three countries together had five times more residents and a GDP (gross domestic product) six times higher than Spain.
The demand for new properties here was driven not by serious buyers but by greedy developers and investors looking only for short-term gain.
As a result, the average property was neither professionally planned nor carefully built.
From 1997 to 2005, property prices rose by 121%. From 2006 to 2013, property prices fell by 35%.
We have a massive stock of properties which are poor quality, badly designed, not always 100% legal and therefore a risky investment.
That's why Spain is still trying to offload sub-standard real estate to foreign buyers in 'fancy wrapping' - offering for example 100% mortgage.
For the average purchaser, it's a buyer's market (because there is still a high stock of average and bad properties). For 'demanding' purchasers, it's a seller's market (because there's high demand for an extremely low supply of good properties)
In reality there is no need to overpay a resale compromise. You can combine the pleasant and the useful building your own tailor-made home.
