Roanoke Industrial Market Rebounds
Just a few months ago, I questioned how Roanoke's Industrial market would respond after nearly 400,000 square feet of inventory was dumped on the market. The answer is ..... very positively.
In fact, over the past two quarters, the negative absorption created in Q1 has been completely erased and quoted rental rates are up 7% over this time last year. The overall industrial vacancy rate is reported as being 11.5%, but the availability of flex space seems particularly tight at 6.0% vacancy.
So, it appears as if Roanoke's Industrial Market has bottomed out and is trending up. If the economy, and specifically manufacturing, picks up as expected in the coming months, industrial real estate will be a lucrative part of any investment portfolio.
