The Grapevine is excited by the mobile app for the Blue Ridge Parkway. This new app already has been downloaded thousands of times and will give visitors and tourists immediate access to information about our valley and its businesses.

Focus on 460 (East)       

Why 460 is so important    
                                       

As we've mentioned before, Route 460 east of Williamson Road boasts traffic counts in excess of 40,000 cars per day. But for commercial real estate values, the kind of traffic is just as important as the volume. The 460 corridor excels in two areas in particular; access to high income households, and retaining daytime population.    

In the map below, you can see as you move out from the city, disposable income increases. The traffic count at Cloverdale Road is only 20,000 cars per day, but the drivers of these cars are more affluent. Rt. 460 is the only means they have to access the City of Roanoke. That makes them a captive audience of sorts.  

 

 

Daytime population refers to the number of people in a given area during work hours. Most affluent areas suffer a significant drop off in daytime population as residents migrate to commercially oriented areas of town. But Rt. 460 is different in that its industrial and manufacturing base keeps people close by. That translates to lunch customers for restaurants, prescription refills at drug stores and flower purchases at the supermarket.

What did it sell for?




5025 & 5033 Valley View Boulevard, Roanoke, VA

In September, the former Flat Rock Grill and Texas Steakhouse were sold to make way for a new hotel. The sales price was $17.55 per square foot, or $763,000 per acre. the buyer paid $5,459 for each linear foot of road frontage. The final sales price was roughly 61% of the assessed value of both parcels.
