In today's more competitive market, you must have an edge over the competition.
To get the best possible price, you must have your property clean, fixed-up, and freshly painted. The buyer's first impression will encourage and offer or create an instant turn-off.
Questions to ask yourself:
Does your property invite you in?
Is your property priced competitively? Your real estate agent can help you with sales of properties similar to yours.
Would you want to buy your property at what you're asking? Put yourself in the buyer's shoes.
Can you offer more? If a property sits on the market for too long, it becomes worn and people start to wonder what's wrong with it. You can't change the location, so you need to change the price, conditions or terms. Can you offer terms? Hold some paper? Pay closing costs?
Is there something you can do to your property? Improve your property's appearance, such as eliminating tacky carpeting, or an unfortunate paint color.
Market time is the byproduct of price, location, and condition. If all those things are in sync, this is not a bad market. If a property is priced right, well-designed, functional, and in good condition, it should sell.
Don't forget: the savvy buyer is going to do the same homework you did. Ask a real estate agent for neighborhood comps and recently sold properties to get an idea of what to offer.
