Designing for the buyer with high expectations

After the basic concept is approved, design Agreements are prepared, the retainer is paid and Scholz begins to develop the drawings on CAD. With architectural registration in 15 states, the construction documents are created under the direction of the registered professional so Scholz can legally provide a signed and sealed set of drawings for most municipalities that require them. When Design equals Marketing 

 Recent surveys confirm "home design" is just as important as "location" to today's new home buyers. Which confirms our belief: innovative design sells homes. Having a finger on the pulse of what buyers are looking for, sometimes before they even know that wonderful amenity is available, delights prospects and motivates them to select you!



Take the pocket office in Design Basics plan 42030 , the Kama. At 6-foot wide by 7-foot deep, it takes just 42 square feet. And for those who sometimes bring office work home to finish at night or on the weekends, this pocket office provides a quiet place to work with natural light, storage and generous work surface. At other times, this space doubles as a planning center.

But such areas in a home are Signature Spaces. Signature spaces suggest pre-configured options for how the space is to be used, allowing your prospective buyer to tailor that space to their needs. They're highly personal and emotional. That 42 square foot space in the Kama could be re-purposed as:

Storage. You've probably never offered a home with too much storage. How about replacing the pocket door with double doors and storing the Christmas tree (all set up)?


PODS - Storage 
Work-In Pantry. The Kama already has a corner pantry for storage, but an increasing number of people are interested in a food prep area off the main kitchen, whether it's two cooks in the home or keeping the main kitchen clean and inviting. At a minimum, include a sink and dishwasher.




Pet Center. Pets are increasingly being thought of as full-fledged family members! Pet centers are highly emotional and endearing...builders offering this amenity are seen as caring. If an exterior door is possible, this can become the perfect "mud entry" with shower for muddy paws/boots.
