Homes That Flow

Residential Designer Nita Hull has an uncanny knack for addressing traffic flow in the houses she designs. Honed over many years designing homes, her approach is disciplined, yet yields exceptional livability.

Hull starts by identifying all of a home's natural traffic paths. She does this by placing a dot in the center of each door, doorway, room entrance, hallway and stairwell and then connecting each dot to all its ADJACENT dots. She then draws in the kitchen work triangle and finally marks all door swings (including cabinets, appliances, etc.)

After identifying the traffic paths, Hull analyzes the home design for conflicting traffic paths. Rooms that are really just giant hallways...people always walking in front of the TV... dishwasher doors that can't be opened if you're standing in front of the kitchen sink...it's amazing just how many conflicts are present in most home designs!

Finally, she improves the traffic paths by reducing or eliminating conflicts. Emphasizing short, direct routes, comfortable furniture arrangements and not allowing any major traffic path to break the kitchen working triangle, Hull's approach results in Homes That Flow!

Impress or Impact?

You can impress people from afar. Your website, collateral materials, media advertising, social media-most marketing strategies are designed to create a positive impression towards a company, product or service. Success is measured in traffic-to the website, number of newsletter sign-ups, model home visitors.

You impact people up close. One-on-one. Was the impression they formed of you/your company/your homes valid? Are you real? Can you be trusted? Are you there to help buyers make educated decisions that are in their best interest? Success is measured in contracts. And referrals.

This is one of the most often ignored differences between marketing and sales!
