The weather on Cape Cod has been cold with multi snowstorms and blizzards, but so has most of the country this year with almost all the states except one having snow cover at this point.  The great thing about Cape Cod is the snow dissipates quickly, although as of this writing it is snowing again!  Lets go spring !

 General Market Overview

 

As 2013 ended, inventory is tight and has dropped another 3.6% from 2012 on Cape Cod. The average sale price has increased 1.2% from 2012. Neither number is by itself overwhelming , but clearly shows pricing on the increase and inventory selection on the decrease for Cape Cod property.

  

For 2013 our company showed  growth on Cape Cod with sales up 3.7% over 2012. Our average sale was up almost 4% over 2012.. The company currently has 16 offices on Cape Cod with over 300 agents from Provincetown to Falmouth. Our sister companies, Randall Realtors and Page Taft, serve Rhode Island and Connecticut.

Cape Cod January Sales And Prices Up

BARNSTABLE - January's weather may have been cold and snowy, but property sales last month were hotter than those at the start of 2013. Both the number of transactions and the median sales price last month were higher than in January of last year, according to the numbers released Friday by the Barnstable County Registry of Deeds. Register John Meade said January 2013 numbers may have been lower than usual because many sellers were trying to get deals done at the end of 2012 to avoid an anticipated increase in the capital gains tax rate. "A year ago, we had a slightly artificially low January," Meade said. There were 397 property sales valued at least $50,000 last month, compared with 383 in January 2013. The number of foreclosures dropped from 20 in January 2013 to 11 last month. The median sales price last month was $328,000, compared with $280,000 for the same time last year. The latest median sales value was the 2nd highest during the last twelve months, topped only by September 2013, when it was $330,426. The median sales value has only dropped below $300,000 once in the past 12 months when it was $290,000 in April 2013. Lester Allen, the branch executive of the South Yarmouth office of Kinlin Grover Real Estate, said the snow-heavy winter has kept some potential buyers from looking so far this year. "There is still activity, not much as we like, but i think that is due to the weather," he said. With vacation and second homes a significant part of the Cape housing market, many off-Cape buyers may have curtailed their house hunting trips. "If they can't get out of their driveways, they are not going to come here (to look)," he said.

Residential Sales over $1M- In 2013, 289 properties sere sold. In 2012, 278 were sold indicating a 3.9% increase. The average sales price decreased from $1,998,700. to &

Mortgage rates still Low!

   

 

Houses are often our biggest investments. Know that borrowing rates for those wanting to take out mortgages will likely creep higher this year.

 

Currently, a 30-year fixed mortgage costs 4.125 percent, while an adjustable rate costs 3.46 percent. In addition, refinancing won't be as easy as it has been. Tighter mortgage rules that took effect Jan. 10 limit people from taking out a mortgage or refinancing an existing one if it puts their overall household borrowing at more than 43 percent of income.

 

"We could see a slight pop in rates" later in the year, as well.The Federal Reserve has continued its bond-buying purchases to help suppress interest rates, although it is "tapering" back on the program as planned, according to last week's testimony from new Fed chair Janet Yellen."Still,", "the housing market and the economy are important to the president," and the White House would like to see this sector continue recovering.

 

The new mortgage rules in 2014 aren't set in stone. The debt cap, for instance, includes common forms of debt that count toward the total, including student loans, most fees and points related to a home purchase, and property taxes. But the bank can be flexible if it's justified. Points and fees cannot exceed 3 percent, and adjustable-rate mortgages are restricted to mostly sophisticated borrowers.
