We decided to combine our November and December newsletters since they normally go out at the end of the month when everyone is so busy with the Thanksgiving and Christmas holidays.
Our staging success story this month is a 1 bedroom apartment at 195 Bowery in Nolita. It sold in just 2 weeks for the full asking price!

"Overall Manhattan contract activity was level compared to last year yet lower than October, typical of past November trends. There was an uptick in new development sales, driven by sales at entry level and mid-market new developments. As a result, these sales contributed to the decline in overall condo average price. There were fewer total listings on the market than a year ago. However, overall inventory is only skewed lower due to the significant decline in co-op listings as condo inventory increased. The co-op market remains extremely tight and days on market continued to shrink for this product type. The opposite appears to be occurring in the condo market; days on market was higher than the same time last year."
The following is a comparison of November 2014 vs. November 2015:
Market Wide:
- Listings on Market: 5,884 was a 3% decrease
Condos:
Co-ops:
- The median sale price of $742,000 was no change.
- The average price per square foot of $1,323 was a 23% increase.
- The listed inventory was 2,375 units which was a 13% decrease.

 Tips and Tricks of the Trade:
With the entertaining season in full swing, here are a few ideas gathered by Houzz contributor, Bonnie McCarthy, to help make sure the only things left behind after a great party are the memories!
Water marks left by glasses or other damp or wet materials are caused when wooden surfaces absorb the moisture. There are two types of rings, or marks, that can occur: white rings and black ones. "What we're looking at when we see a white mark - sometimes it's a white ring, sometimes it's a cloudiness - is moisture that's trapped in the finish. That's the sign of a weak finish," says Bruce Johnson, a wood finishing expert, spokesman for Minwax and author of the book The Wood Finisher. The good news: If you act quickly, there is hope.
One of the best treatments for water marks that have recently occurred is also one of the simplest: a hair dryer. Setting a hair dryer on warm or low and moving it back and forth directly over the mark. In most cases, the action should draw out the moisture, dry the surface and cause the ring to evaporate.
Toothpaste
Timothy Dahl, home improvement expert, DIY enthusiast and editor of the website, Charles & Hudson, says he's had success removing water marks and rings with some admittedly dubious techniques. Using a basic white toothpaste (not a gel) on a clean, dry cloth and dab it directly on the stain. The success of this method can be chalked up to abrasion, not water extraction. Dahl allowed the toothpaste to sit for a few minutes, then gently rubbed the toothpaste along the line of the stain. He said he began to see results immediately.
Mayonnaise
Spread mayonnaise directly on the water mark and let it sit. Dahl left the mayo sitting for about three hours, and says some folks recommend leaving it to work on the stain overnight. After the waiting period, simply wipe away the spread. "We didn't do any scrubbing as we had done with the toothpaste," he says.
Dark water stains on a wood surface mean the water has soaked through the top layer of the finish and been absorbed into the wood. These stains are too deeply ingrained to be removed with surface techniques, and the piece may need to be refinished.
