Our staging success story this month was an apartment that was part of an estate and was stuck in the early '90s. So, the dated furniture, carpeting, and light fixtures, among other things, were removed. Renovations were made to divide one large bedroom into two. A glass block wall was removed from the living space to open up the view to Lincoln Center and beyond.
After staging the apartment with rental furniture and our decorative accessories, the apartment sold in 6 days at $105,000 or 3% over the asking price! Check out our before and after photos here.

New York, NY
"Manhattan sales were very strong in February, up 19% compared to last year. Condos in particular saw a large rise in the number of contracts signed, up 31%. Inventory increased 4% year-over-year, but is still skewed disproportionately towards condos and units over $2M, while units under $1M are increasingly scarce. Prices fell in the condo market overall, while co-ops saw a 15% increase in median price compared to last year. Days on market shortened but average discount increased for both condos and co-ops. A large number of new buildings are expected to launch this Spring, which could fuel a further increase in sales."

Market Wide:
- Listings on Market: 5,429 units which was a 3% increase.
Condos:
- The median sale price of $1.562 million is a 12% decrease.
- The average price per square foot of $1,753 is a 7% decrease.
- The listed inventory was 2,669 units which was an 11% increase.
Co-ops:
- The median sale price of $820,000 is a 15% increase.
- The average price per square foot of $1,225 is a 3% decrease.
- The listed inventory was 2,439 units which was a 4% decrease.

Some Interesting Facts About Spring
1. Baby birds learn to sing during spring. Although they are born with the ability to sing, they must learn the specific songs of their species. They often learn their songs within two months of being born.
2. Benjamin Franklin was the first to propose daylight savings time in 1784. It wasn't fully implemented until the end of the Second World War.

5. Spring fever is a real syndrome. When the temperature rises during the warm spell after a long winter, there is a dilation of the blood vessels so blood can be carried to the body surface where heat can be lost quickly. People experience an energetic feeling when this happens.
