Well, I don't know about you, but I cannot wait for this winter to be over. Spring will hopefully soon be here and many homeowners put their homes on the market during this season. Smart homeowners and real estate agents know that a well-presented home will sell faster and for its best possible price.

 

One smart homeowner took their agents' advice and hired Designed To Appeal to stage their estate condition apartment. Outdated furniture was removed, old carpeting was ripped up, wallpaper was removed and walls were painted a neutral color throughout the apartment. We decided it wasn't worth renovating the kitchen or bathroom as buyers would want to do this to their own taste.The owner's $40,000 investment in updates and staging resulted in a $300,000 increase in the listing price. "January 2015 was a slow month for Manhattan residential real estate, with decreases in contracts signed and increases in some negative market fundamentals including average time to sell and discount from last asking price. Despite these indicators, average price was up in both the condo and the co-op market compared to last year. Co-ops also saw a significant decrease in average price per square foot, caused in part by a decline in sales of three + bedroom units, which are often priced higher per square foot than smaller units. Contracts signed were down 12% since last January, but sales in winter months are typically less robust and influenced by weather. The market is also being influenced heavily by a lack of affordable inventory. Listings for condo units continue to increase, and co-op units declined again year-over-year, with inventory remaining at historic lows."   
    

The following is a comparison of January 2015 vs. January 2014:

  

Market Wide: 

  • Listings on Market:  5,541 units which was a 7% increase.

Condos:

  • The median sale price of $1.545 million is no change.
  • The average price per square foot of $1,938 is a 13% increase.
  • The listed inventory was 2,680 units which was a 13% increase. 
Co-ops:
  • The median sale price of $735,000 is a 23% increase.  
  • The average price per square foot of $969 is a 12% decrease.
  • The listed inventory was 2,404 units which was a 2% decrease.

East Hampton Town:

  • The median sales price of $1,125,000 was a 4% increase.
  • The number of sales of 792 was a 2% increase.    
  • The dollar volume of sales $1,323.6M was a 6% decrease.

 Southampton Town:

  • The median sales price of $850,000 was no change.
  • The number of sales of 1512 was a 7% decrease.
  • The dollar volume of sales $2,563.2M was a 12% decrease.
Southold Town: 
  • The median sales price of $545,000 was an11% increase.
  • The number of sales of 336 was a 23% decrease.
