I hope you are enjoying your summer.  I have been lucky to escape the city and go to the Hamptons on Long Island and the Berkshires in Massachusetts on weekends.

The owners of this apartment, which had been on the market, decided to vacate so we could work our magic.  All of their furniture and personal belongings were removed. We just learned that it went into contract!  We will share more details of how the staging helped sell the apartment in a future newsletter.

"A continued shortage of properties for sale and the restoration of prices to their pre-2008 levels resulted in a slower pace of sales in Second Quarter 2014 compared to last year's white-hot market. Closed sales were 10% below Second Quarter 2013 but, typical for the spring season, rose in comparison to the First Quarter 11%. Similarly, signed contracts decreased 22% versus last year, but increased 11% from last quarter.

  

The resale market also enjoyed price appreciation. The price per square foot for resale co-ops topped $1,000 for the first time at $1,109, a 16% increase year-over-year. Resale condo price per square foot similarly rose by 14% to $1,460. Price growth occurred in all unit sizes, with year-over-year median sale price growth generally higher among two- and three-bedroom units."

 

The following is a comparison of Second Quarter 2014 vs. Second Quarter 2013:

  

Market Wide: 

  • Listings on Market: 5,912 is a 2% decrease.
  • New Listings: 5,177 is a 1% decrease.    

Condos:

  • The median sale price of $1.3M is a 13% increase.
  • The average price per square foot of $1,460 is a 14% increase.
  • The listed inventory is 2,742 units, a 16% increase.
Co-ops:
  • The median sale price of $721,000 is an 8% increase. 
  • The average price per square foot of $1,019 is a 16% increase.
  • The listed inventory was just over 2,753 units, a 10% decrease.

How To Design For a Small Living Room! 
 
Designing for a small space can be quite the challenge, especially if it is a living room you're considering. With this often being the most frequented room in any house or apartment, it is important to find the best use of space, no matter how much or little area you have to work with. The following features a few tips for home design on this very topic from Houzz. contributor

1. Use Mirrors and Wall Paper
Create a focal point, boost light and add depth all at once by papering a wall and hanging a mirror on top. 
 
 2. Look Up
If your small living room is blessed with high ceilings, take full advantage of that extra space. Drawing the eye upward can help give the impression that your room is far larger and grander than it would seem otherwise. 
 
3. Downsize the Sofa
In some spaces a full-size sofa just won't do. Try a slimmed-down love seat or a petite sofa on for size instead. Choose one with clean lines and exposed legs for the airiest look. 
 
4. Build In Storage
Instead of letting lots of small pieces of furniture eat up space, bite the bullet and devote one entire wall to storage. A floor-to-ceiling storage wall can be customized to contain everything from books to a media center.

          The East End



According to George R. Simpson, President of Suffolk Research Service, Inc., "the real estate market on the East End of Long Island is showing a healthy trend of market growth. For the five East End Towns, single family residence Unit Sales are up 3.9%, Median Prices were up 4.7% from 2nd Qtr last year, and Dollar Sales are down 1.1% over 2nd Qtr 2013 figures."


The following is a comparison of Second Quarter 2014, vs. Second Quarter 2013
, by town:
   

East Hampton Town:

  • The median sales price of $1,050,000 was a 9.9% increase.
  • The number of sales of 208 was a 14.7% decrease.    
  • The dollar volume of sales of $398M was a 12.2% decrease.

 Southampton Town:

  • The median sales price of $795,000 was a 7.2% decrease.
  • The number of sales of 412 was a 21.9% increase.
  • The dollar volume of sales of $591M was a .9% increase.
Southold Town: 
  • The median sales price of $474,000 was a 11.5% increase.
  • The number of sales of 102 was a 26% increase. 
  • The dollar volume of sales of $71M was a 73.2% increase.
