"Sold" in One Day at Over Asking!!

Back in March we were contacted by Doreen Courtright of Douglas Elliman to stage one of her new listings at Manhattan House at 200 East 66th Street.  It was an estate sale and the executor was wise enough to agree that staging would help sell it quickly and for top dollar.  
 
So, before we brought in the furniture and accessories, we: 
  • Recommended that the apartment be painted one unified neutral color. It had bright yellow walls in the dining room and dark blue in the hallway. 
  • Purchased for the client 1) sconces for the dimly lit foyer and 2) a chandelier to define the dining area.
After it was staged and put on the market, in just one day, the executor received and subsequently accepted an offer at over the asking price from a foreign buyer who bought it sight unseen except for the floor plan and the beautiful photos.

"Prices and other market fundamentals remained solid in May, despite another month of decreased year-over-year sales volume. The decrease in volume, down double digits in both markets, is more reflective of the high number of sales in 2013 than of low sales this year. April and May 2013 were particularly active months with more total contracts signed than any other month since June 2007. 

 

Both the condominium and the co-op markets saw year-over-year growth in average price, median price, and price per square foot. Versus last month, however, prices contracted in each of these measures. On a longer range view, average price and price per square foot have remained relatively steady over the last six months, reflecting stabilization following record-breaking price growth during 2013."   

 

The following is a comparison of May 2014 vs. May 2013:

  

Market Wide: 

  • Listings on Market: 5,912 is a 1% decrease.
  • New Listings: 1,777 is a 4% increase.    

Condos:

  • The median sale price of $1.7M is a 17% increase.
  • The average price per square foot of $1,799 is a 16% increase.
  • The listed inventory is 2,742 units, a 13% increase.
Co-ops:
  • The median sale price of $750,000 is a 5% increase. 
  • The average price per square foot of $1,075 is a 2% increase.
  • The listed inventory was just over 2,753 units, a 12% decrease.

Summer Colors and How to Use Them!! 
 
With the arrival of summer, a vibrant color palate can bring life to any home this season. Here are a few of the top 10 summer colors recommended by Interior Designer Tobi Fairley, in addition to some times on how to use them. 
 
 

 1. Sunny Yellow  

 

A bright, happy color it cannot help but bring a smile to your face, and is very effective used in artwork or accent pillows. For even higher impact, pair it with a soft neutral, such as gray or white.

 

 

2. Water's Edge Blue 

     

No matter where you live, nothing is as inviting as a cool body of water on a summer day. Get the same feeling in your living areas by immersing the room in this cool shade. For a dramatic effect, use the color on upholstered pieces, drapery panels and accessories. 

 

  

3. Sea-Worthy Coral:  

   

A standout shade no matter where you use it, accessories are a natural fit for this accent color. Whether it's a pillow sham or a decorative throw at the foot of the bed. To make a bigger statement, try adding an unexpected twist by pairing this punchy color with white for a striped ceiling. 

 

 

4. Flirty Pink 

     

No other hue can give a room a more feminine touch, which is what makes this the perfect choice for a girl's bedroom. To intensify the appeal of this shade, pair a floral fabric with purple.  

 

5. Nautical Navy 

 

Recent fashion trends feature navy as one of the "hottest" new neutrals. This color can create a statement without being overpowering, just like black, white and gray. Pair it with bold colors, such as red or pink, to create style-setting combos.

  • The median sales price of $990,000 was a 9.2% increase.
  • The number of sales of 748 was a 14% decrease.    
  • The dollar volume of sales $1,252 million was a 11% decrease.

 Southampton Town:

  • The median sales price of $800,000 was a 4.2% decrease.
  • The number of sales of 1,442 was a 2% decrease.
  • The dollar volume of sales $2,284 million was a 13% decrease.
Southold Town: 
  • The median sales price of $436,000 was a 5.1% decrease.
  • The number of sales of 345 was a 22% decrease. 
  • The dollar volume of sales $229 million was a 13% decrease.
