The success of staging continued when the new owner listed it for rent, with our staging intact, and the apartment was rented in just one week!
This month we highlight another one of our successes. This apartment was sold at $100,000 over asking just 8 days after it went on the market!

Staging Success Story:
Sold at $100,000 over asking in Just 8 days!
When we were called to view this apartment before it went on the market, the owner was in the process of packing up items she and her family would not be needing while it was on the market. Eventually, she decided to move out of the apartment to a new home out of the city, so we were left with a blank slate to work our magic.
And it was a beautiful blank slate to work with! The owner went the extra mile by presenting a perfect and turnkey property to a potential buyer:
- Walls were painted a neutral color throughout the apartment
- Floors were refinished
- The track lighting in the living room was removed and recessed lighting installed
- Needed repairs were made in the bathrooms and throughout the apartment
In just 8 days after it went on the market, it sold for $100,000 over asking price! The excellent condition of the apartment and the staging proved to be a winning combination.

New York, NY
"This month the condominium market experienced growth in both average price as well as price per square foot across all bedroom categories. The co-op market declined by 10% year -over-year in average price, however median price and average price per square foot remained steady. In both markets larger units showed bigger price gains than smaller units. Also for both condos and co-ops, declining inventory paired with decreasing buyer negotiability and shorter average time on the market indicate a tightening of the market versus last year. Despite the diminishing inventory, contract activity increased year-over-year by 16% in the condo market and 9% in the co-op market, indicating strong demand."
The following is a comparison of November 2013 vs. November 2012:
Market Wide:
- Listings on Market: 5,585, a 16% decrease.
- New Listings: 1,167, a 5% decrease.
Condos:
- The median sale price of $1,250,000, a 4% increase.
- The average price per square foot of $1,654, a 22% increase.
- The listed inventory is 2,481 units, a 12% decrease.
Co-ops:
- The median sale price of $697,000, a 2% increase.
- The average price per square foot of $1,038, a 1% increase.
- The listed inventory was 2,707 units, a 9% increase.
