This 4,000 square foot 3 bedroom/3 bathroom loft in Tribeca was on the market for 3 months without an acceptable offer.
According to the real estate agent, Timothy Rothman of Corcoran, potential buyers were having trouble determining where their furniture would go and what the purposes of the rooms were. There were three rooms off the main living area, which itself was broken up by columns, further contributing to the furniture placement and room purpose dilemma.
So he called upon Designed to Appeal to stage the loft in order to show buyers exactly how the living space could be divided up and used.
In addition to bringing in furniture and decorative accessories, we also brought in original art from Porter Contemporary Gallery and stunning photography from Richard Silver. Our goal was to portray a lifestyle to the target buyer to be accomplished through the use of original art.
The loft sold at full asking price 22 days after we staged it!

"The market overall experienced a large increase in both average price and average price per square foot. These gains are caused primarily by high priced sales of large units in the condominium market. In both condos and co-ops, two and three + bedroom units saw double digit gains in price per square foot, while smaller units showed more modest gains or small losses.
The market continued to tighten; days on market dropped year-over-year for both condos and co-ops. Inventory continued its sharp decline as well, with a decline in listed units year-over-year. Despite these losses in inventory, contract activity remained strong, increasing by double digits in all categories. Buyer negotiability remained low, with 24% of units selling at their asking price and 22% selling above it."
