This owner-occupied apartment had too many family photos and personal clutter to make a potential buyer feel at home.  So we recommended the following which the owner implemented:
  • Paint the apartment to freshen and lighten it up
  • Replace the outdated beige can lights on the track
  • Pack away family photos and children's artwork
  • Remove the worn-out area rugs in the living room  

We then brought in a few rental pieces, including a living room area rug and artwork, and shopped for some more art and great decorative accessories.  The owner accepted an offer of $151,000, or almost 9%, over asking price just 6 weeks after it went on the market.

"Average price and average price per square foot for condos and co-ops increased significantly this month over last July. The strength of the market is evident in the rising prices and the increase of contract activity this July over July 2012.
 
Average sale price rose 55% year-over-year for condominiums and 69% for co-ops. This can be attributed to a decline in sales under $1M and a tremendous 400% growth in Corcoran sales over $5M this July compared to last July.
 
The number of contracts signed this July outpaced last July's number by 25% for condos and by 20% for co-ops. Negotiability for buyers and the average days on market both declined from last July. This July there was a 23% decline in total listings compared to July 2012."  
   
The following is a comparison of July 2013 vs. July 2012:
 

Market Wide: 

  • Listings on Market: 5,714, a decrease of 23%.
  • New Listings: 1,424, a 1% decrease.    

Condos:

  • The median sale price of $1,345,000 is a 13% increase.
  • The average price per square foot of $1,746 is a 39% increase.
  • The listed inventory is 2,300 units, a 27% decrease.
Co-ops:
  • The median sale price of $750,000 represents a 34% increase. 
  • The average price per square foot of $1,152 is a 40% increase.
  • The listed inventory of 2,812 units is 23% decrease.

                 Lighting 101
          
1. Outdoor Lanterns
When hanging one lantern, it should measure about 1/3 the height of your door -  1/4 the height if hanging two.  

2. Sizing a Fixture For Your Foyer or Entry
When determining whether to hang a flush, semi-flush , or multi-tiered chandelier in your foyer, be advised that the bottom of the fixture should be at least 7' from the floor. 
 
3. In The Bath
When installing fixtures directly over the vanity, in most cases they should be a minimum of 24" wide and the center of the fixture should be mounted about 75"-80" above the floor. Mounting sconces on either side of your vanity allows light to be evenly distributed across your face.
 
4. Bedroom Lighting
A central overhead lighting fixture will allow for the room's general illumination. Mounting sconces on either side of your headboard will keep tables clear, while helping to bounce light off walls generating a softer mood and a more spacious feeling. 
 
5. Chandeliers
To size a chandelier for your dining room, or to be the focal point of your space, measure the length and width of your room, and add those figures together. The sum, converted to inches will equal the correct sized chandeliers.
 
6. Pendants
A small grouping of pendants over an island can add great task lighting to the kitchen while infusing a nice design element. As a rule of thumb, the bottoms of the fixtures should sit approximately 30" from the counter top.  
 
7. Consider Safety
Illuminate and protect against unwanted guests with additional lighting in dark areas of your property. 
 
8. Landscape Lighting
Path lighting should be installed to enhance landscaping and to safely illuminate pathways. Illuminating trees or other elements from below will create soft focal points in the landscaping after the sun goes down.

Didyouknow Did You Know....although last Tuesday's full moon was not the second full moon for the month of August, it was still technically a Blue Moon?  

 

 

By definition, many understand a Blue Moon to occur when there are two appearances during a calendar month. There are other astronomical rules at play however, which make last Tuesday's full moon a Blue Moon. The original definition of Blue Moon actually applied to the number of moons appearing in a season, i.e. four rather than the usual three.

 

This definition came about when a question-and-answer column was written by Lawrence J. LeFleur in the July 1943 Sky & Telescope magazine, which referenced the term "Blue Moon." LeFleur cited this terminology from a copy of the 1937 edition of the now non-existent Maine Farmers' Almanac, which advised that calendar definition of a Blue Moon explains, "one of the four seasons would contain four full moons instead of the usual three. There are seven Blue Moons in a Lunar Cycle of nineteen years." Those creating the Almanac had been uncertain about calculating the occurrence of the Blue Moon, which gave rise to the expression "Once in a Blue Moon."

 

Using this source was not inaccurate, but LaFleur neglected to specify a date for the Blue Moon. As it happened back in 1937, the astronomical phenomena occurred on August 21st. This was the third full moon of the summer, a season that would feature a total of four full moons. 

 

Names have been assigned to each moon in a season. For example, the first moon of summer was called the early summer moon, the second was the midsummer moon, and the last was called the late summer moon. However, when a particular season has four moons the third is apparently called a Blue Moon, so that the fourth and final one can continue to be called the late moon.

"The real estate market on the East End of Long Island continues to show a healthy trend of recovery in all respects," according to George R. Simpsons, President of  Suffolk Research, Inc. 

 

The following is a comparison of Second Quarter 2013 for The Hamptons and North Fork vs. Second Quarter 2012.

   

East Hampton Town:

  • The median sales price of $955,000 was a 0.5% increase.
  • The number of sales of 244 was a 32% increase.    
  • The dollar volume of sales of $453M was a 37% increase.

 Southampton Town:

  • The median sales price of $857,000 was a 3.3% increase.
  • The number of sales increased 5.6% to 338.
  • The dollar volume of sales $596M was a 3.7% increase.
Southold Town:
  • The median sales price of $425,000 was a 3.4% decrease.
  • The number of sales of 81 was a 5% decrease.
  • The dollar volume of sales of $41M was an 19% decrease.
