This owner-occupied apartment had a lived-in look that wasn't going to appeal to potential buyers.  So we recommended that the owner paint the apartment to brighten and lighten it up, remove the worn-out and mismatched furniture and heavy dark drapery, and purchase inexpensive stainless steel kitchen appliances. 

 

We then brought in rental furniture and shopped for some great decorative accessories.  The owner accepted a great offer just 10 days after it went on the market, and at a price that set a record for that line in the building.

"Manhattan sales flourished this quarter with 3,860 recorded closings, the second highest number of sales since Second Quarter 2007. Market-wide closings increased 48% above First Quarter 2013 and rose 4% above Second Quarter 2012. The number of contracts signed in Second Quarter 2013 was even stronger and reached 4,450 signed contracts - the highest in a single quarter since 2007."  
  
All of the following are comparisons with Second Quarter 2012.
  

Market Wide: 

  • Sales: 3,860, a 4% increase. 
  • Median Price: $855,000, 1% increase.  
  • Average Price Per Square Foot: $1,117, 5% increase.
  • Listings on Market: 5,971, a decrease of 25%.
  • New Listings: 5,547, a 2% decrease.   

Condos:

  • The median sale price of $1,174,000 is a 3% decrease.
  • The average price per square foot of $1,242 is a 4% increase.
  • The listed inventory is 2,346 units, a 29% decrease from last year.
Co-ops:
  • The median sale price of $645,000 represents a 1% decrease. 
  • The average price per square foot of $868 is a 1% increase.
  • The listed inventory of 3,000 is 24% lower than last year.

It's been eight months since Hurricane Sandy hit, and the numbers are finally in regarding the fallout. 

 

 

$19 Billion

Estimated cost of Hurricane Sandy in lost property, jobs and increased government expenditure.

 

$20 billion

Estimated cost of Mayor Michael Bloomberg's proposed system of flood barriers to protect against future storms.

 

398,100

Number of New Yorkers now living in the 100-year floodplain.

 

20-30 percent

Increase in anticipated baby deliveries at New York Presbyterian Hospital/Weill Cornell Medical Center in late July through early August, nine months after Sandy struck.

According to Town & Country's 2013 Second Quarterly Report for The Hamptons and Northfork,

as predicted, the 2nd Quarter of this year resulted in heightened activity nearly clear across the board in all Hamptons Markets combined.

 

All numbers are a comparison to the second quarter 2012:

   

East Hampton Town:

  • The median sales price of $845,000 represented a 2% increase.
  • The number of salesof 112 represented a 27% increase.    
  • The dollar volume of sales of $147.7M was an increase of 32%.

 Southampton Town:

  • The median sales price of $942,500 was 57% increase.
  • The number of sales decreased 8% to 35.
  • The dollar volume of sales decreased 11% to $34.8 million.
Southold Town:
  • The median sales price decreased from last quarter by 2% to $433,000.
  • The number of sales decreased from last quarter by 48% to 13.
  • The dollar volume of sales decreased from last quarter by 55% to $6.9 Million.
