Staged and "Sold" in Just 10 Days!
This owner-occupied apartment had a lived-in look that wasn't going to appeal to potential buyers. So we recommended that the owner paint the apartment to brighten and lighten it up, remove the worn-out and mismatched furniture and heavy dark drapery, and purchase inexpensive stainless steel kitchen appliances.
We then brought in rental furniture and shopped for some great decorative accessories. The owner accepted a great offer just 10 days after it went on the market, and at a price that set a record for that line in the building.

"Manhattan sales flourished this quarter with 3,860 recorded closings, the second highest number of sales since Second Quarter 2007. Market-wide closings increased 48% above First Quarter 2013 and rose 4% above Second Quarter 2012. The number of contracts signed in Second Quarter 2013 was even stronger and reached 4,450 signed contracts - the highest in a single quarter since 2007."

- Average Price Per Square Foot: $1,117, 5% increase.

According to Town & Country's 2013 Second Quarterly Report for The Hamptons and Northfork,
as predicted, the 2nd Quarter of this year resulted in heightened activity nearly clear across the board in all Hamptons Markets combined.
All numbers are a comparison to the second quarter 2012:
East Hampton Town:

The median sales price of $845,000 represented a 2% increase.
