We are pleased to report on another successful staging by Designed to Appeal!
When the real estate agent secured the listing, she spoke to the sellers about how staging could make their empty apartment more appealing to potential buyers. The sellers were unconvinced and decided to list it, empty and unstaged.
The real estate agent knew, having worked with us previously, how some furniture and finishing decorative touches could turn this apartment into something that buyers would fall in love with the minute they stepped into the apartment.
After being on the market for over 7 months, the sellers were finally convinced staging was the way to go. And in just 2 weeks they received an acceptable offer!

New York, NY
According to Corcoran's May 2013 Monthly Report: "Condo and co-op sales were very strong this May significantly exceeding last year's number of contracts signed by 18%. The strength of the market is also evidenced by declining days on market and reduced negotiability for buyers. Condos and co-ops experienced similar year-over-year increases in average price per square foot and decreases in average days on market. The average length of time condos and co-ops spent on the market in May 2013 dropped by 37% since last year."
Market Wide:
- Total Listings on Market: 6,384, a decrease of 22% from May 2012.
- New Listings: 1,712, a 10% decrease from first quarter 2012.

- The median sale price of $711,350 represents a 4% decrease from last year.
- The average price per square foot of $1,051 represents a 10% increase from last year.
- The listed inventory of 3,146 is a 26% decrease from last year.

Did You Know...
...Rules for the American Flag as Advised by Congress in 1942?
1. When the flag is hung vertically on a wall, window or door the Union (blue) should be to the observer's left.
2.The flag should be hoisted briskly and lowered ceremoniously.
3. It should not be displayed on days when the weather is inclement.
4. When displayed over a street, it should be suspended vertically with the union to the north in an east and west street, or to the east in a north and south street.
5. It should never be displayed with the union down, save as a signal of dire distress.
6. The flag should never be used for any advertising purpose, nor embroidered on cushions or handkerchiefs, printed on paper napkins or boxes, nor used as any portion of a costume.

According to Gayle Marriner-Smith, a fourth-generation summer resident and an agent for Douglas Elliman, "The Hamptons are a place where people go to see and be seen, and the North Fork is a place where people go to see the scenery."
