According to Corcoran's Manhattan April 2013 Report::

"Condo and co-op sales were very strong this April with the highest number of contracts signed in the last six years. Contract activity increased 25% for condominiums and 24% for co-ops year-over-year. Average sale price was up 11% for condos and 21% for co-ops in April 2013 compared to last year."

  

Market Wide: 

  • Listings on Market: 6,680, a 2% increase from last month. 
  • Median Price: $747,000, a 5% increase from last month.  
  • New Listings: 2,005, a 15% increase from last month.   

Co-ops:

  • The median sale price of $810,000 is a 10% increase from last month.
  • The average price per square foot of $1,107 is a 9% increase from last month.
  • The listed inventory is 3,292 units, a 6% increase from last month.
  • Number of contracts signed of 811 is a 14% increase from last month. 
Condos: 
  • The median sale price of $1,455,000 represents a 1% decrease from last month.
  • The average price per square foot of $1,695 is a 2% increase from last month.
  • The listed inventory of 2,564 is a 1% decrease from last month.
  • The number of contracts signed of 634 is a 6% increase from last month.

Check out these great tips that we love on mistakes to avoid when working with color from HGTV's Do's and Don'ts Section:
  
1. Don't Overlook the Basics
Choosing a color palate can be a difficult task, but set yourself up for success by knowing the basics of the color wheel and how different schemes work. 

2. Don't Forget the 60-30-10 Rule
Follow the color principal of 60-30-10 to create an aesthetically pleasing color scheme. Divide your color choices into percentages: 60 is a dominant color, 30 percent is a secondary color and 10 percent is the accent color.

3. Don't Ignore Your Lighting
Always consider how lighting will affect your color choices. Before finalizing your selections, see how each color will look in the room during different times of the day. 
 

4. Don't Think Neutral Means Beige

While beige is a neutral, shades of your favorite colors can also act as neutrals in your room. A neutral just needs to be a balance of warm and cool tones.

5. Don't Overload Your Palette
While a mixture of colors can be beautiful, too many or the wrong shades together can create a disastrous look. Follow a favorite color scheme, like monochromatic or complimentary...

6. Don't be Too Gender Specific
Pink isn't just for girls and blue for boys any more. Bring shades that are usually marked for gender specific rooms into your living areas of your home.

East Hampton Town:
  • The median sales price decreased about 7% to $2,670,000.
  • The number of sales decreased 63% to 223.
  • The dollar volume of sales decreased nearly 71% to $328 million.

 Southampton Town:

  • The median sales price increased nearly 6% to $850,000.
  • The number of sales decreased by 66% to 379.
  • The dollar volume of sales decreased 61% to $730 Million.
Southold Town:
  • The median sales price increased 10% to $479,000.
  • The number of sales decreased 72% to 95.
  • The dollar volume of sales decreased 74% to $53 Million.
