Spring is probably the most popular time of the year to put a home on the market as many homeowners with children hope to sell by summer, and buyers hope to buy by summer, so their respective children can start in a new school in the Fall.
One such family decided to take advantage of this timing and put their home on the market. $3.15M 5 Bedroom Apartment Beautifully Staged!
This apartment at 215 East 96th Street on Manhattan's Upper East Side had great bones and incredible views from the 34th floor. After the owners' youngest child was born, taking care of the children and life in general got on the way of completing some minor renovations as well as furnishing the place. So the furniture was a mish-mosh of hand-me-downs, a closet was missing it's door and a room was missing a wall!
So we recommended that they complete the renovations, paint the apartment, replace the "builder's special" ceiling light fixtures, and stage the apartment with rental furniture and purchased decorative accessories.
So we found a contractor for them, chose a paint color, sourced the lighting fixtures, brought in the rental furniture, shopped for the accessories, and staged the apartment.
As you will see, the transformation is now showing the apartment in its best light and portraying a lifestsyle that any family would aspire to.

Market Overview: New York, NY
According to Corcoran's February 2013 Report: "As we enter the beginning of the typically strong Spring season, market-wide sales activity picked up significantly in February. Both condo and co-op sales increased compared to last month and last year." Market Wide: - Total Listings: 6,258 units
- New Listings: 1,542 units
Condos:
- The median sale price of $1,675,000 is an 11% increase from last month.
- The average price per square foot of $1,589 is a 20% increase from last month.
- The number of days on market increased 13% to 151 days.

The discount from last asking price to sale price went to -3.5%, as opposed to last month's discount of -2.9%.

The listed inventory is 2,512 units, a 31% increase from last month.
- Number of contracts signed increased 31% for the current month to 490.
Co-ops:
- The median sale price of $675,000 represents an 8% increase from last month.
- The average price per square foot of $937 represents an 8% decrease from last month.
- The number of days on market increased 4% to 146 days.
- The discount from last asking price to to sale price went to -2.2, as opposed to last month's discount of -3.7%.
- The listed inventory remains nearly the same as last month at 3,114 units.
- The number of contracts signed increased 28% for the current month to 637.
