Greetings!
Just last month we were dealing with the tragic destruction and deaths from superstorm Sandy, and unfortunately, once again, we are dealing with another tragedy, this time a mass shooting of innocent young children. While I would like to wish everyone a Happy Holiday, there are many people out there who won't have one. All we can do is keep them in our thoughts and prayers as we celebrate what is supposed to be a joyous season.
Moving on, we are happy to report on a staging we completed this Fall for a 2 bedroom apartment on a charming tree-lined street in Brooklyn Heights. After the client prepared the apartment for staging, we brought in rental furniture and our decorative accessories, and the transformation was amazing! In fact, the real estate agent raised the price by $25,000 (or a little over 3%) after seeing the results. And they accepted an offer only 14 days after the first open house. Price Raised $25K After Staging, Offer Accepted at Full Price

Market Overview: New York, NY
According to Trulia.com:
- Average price per square foot for New York, NY was $1,298 as of November 2012, an increase of 6.8% compared to the same period last year.
- The median sales price for homes in New York NY for September 2012 to November 2012 was $1,050,000 based on 1,330 home sales. Compared to the same period one year ago, the median home sales price decreased 3.2%, or $35,000, and the number of home sales increased 31.8%.
- There are currently 9,935 resale and new homes in New York on Trulia, including 846 open houses, as well as 346 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process.
- The average listing price for homes for sale in New York NY was $2,231,817 for the week ending December 5th, which represents an increase of 1.6%, or $35,460, compared to the prior week. Popular neighborhoods in New York include Upper East Side and Upper West Side, with average listing prices of $3,029,432 and $2,313,395.

Which Natural Rugs Pass the Stain Test 
Using Ketchup, Crayons, Vegetable Oil, and Water, these rugs were put to the stain test. Keep these stain resistant materials in mind before choosing your next carpet or rug.
- Best: Nylon, Seagrass, Polypropolene
- Better: Jute/Polyester/Sisal blend
- Good: Wool, Sisal / Wool Blend
- Bad: Sisal
If you have children or pets stay away from 100% Sisal rugs and go for a blend instead. Opt for a hardy nylon like this one from FLOR and be sure it'll last past that first spill or accident.

According to a Pantone press release:
"Most often associated with brilliant, precious gemstones, the perception of Emerald is sophisticated and luxurious. The following is a comparison of October 2012, annualized, vs. all of 2011, by town:
East Hampton Town:
- The median sales price increased 7% to $937,000.
- The number of sales increased 21% to 595.
- The dollar volume of sales increased 18.5% to $846 million.
Southampton Town:
- The median sales price decreased 8% to $795,000.
- The number of sales increased by 20% to 1,108.
- The dollar volume of sales remained nearly the same at to $1,787 million.
Southold Town:
- The median sales price decreased just over 2% to $430,000.
- The number of sales increased 17% to 343.
- The dollar volume of sales increased 11% to $200 million.
