Market Overview: New York, NY
Because of the restructuring of Corcoran's website, Monthly Figures are not available for October 2012. We are including the Report results from the 3rd Quarter which were included in last month's newsletter. According to Corcoran's Third Quarter Report:
"There were 3,821 market wide closed sales during Third Quarter 2012, 3% higher than Second Quarter 2012 and 17% higher than Third Quarter 2011. Third Quarter 2012 sales activity is the highest reported since Second Quarter 2008 before the financial crisis began. Compared to the trailing five-year average of 3,164 sales per quarter, sales are up 21%. Transaction volume has increased 125% since the market bottom in First Quarter 2009."
The following is a comparison of 3rd Quarter 2012 and 3rd Quarter 2011:
Market Wide:
- The Number of Sales increased 17%.
- Total Listings on Market was 7,041, a 22% decrease from last year's third quarter.
- Median Price remained the same and average price per square foot increased 2%.
- New listings on the market as a percent of total listings decreased 3%.
- The median sale price of $999,000 decreased 16%.
- The average price per square foot of $1,315 is a 1% increase.
- Discount from last ask to sale at -5.6% represents a 27% decrease.
- Days on the market decreased 20% to 183.
- Listed inventory decreased 19% to 2,905.
Co-ops:
- The median sale price of $647,500 increased 11%.
- The average price per square foot of $957 is up 14%.
- Discount from last ask to sale is up 27% to -3.6%.
- Days on the market increased 2% to 160.
- However, listed Inventory decreased by 17% to 3,313.

Market Overview: The East End
The following is a comparison of October 2012, annualized, vs. all of 2011, by town:
East Hampton Town:
- The median sales price increased 7% to $937,000.
- The number of sales increased 21% to 595.
- The dollar volume of sales increased 18.5% to $846 million.
Southampton Town:
- The median sales price decreased 8% to $795,000.
- The number of sales increased by 20% to 1,108.
- The dollar volume of sales remained nearly the same at to $1,787 million.
Southold Town:
- The median sales price decreased just over 2% to $430,000.
- The number of sales increased 17% to 343.
- The dollar volume of sales increased 11% to $200 million.
