HOMELIGHTWindows XP Users - Please read on!
Two years ago, Windows XP was 'retired' by Microsoft.  In other words, XP is no longer a supported version of Windows.  When using XP, your computer is vulnerable from a security standpoint and you may be having trouble using MLXchange/Fusion/ Matrix/Realist/ Instanet/others.   Some even consider the use of Windows XP a violation of the REALTOR® Code of Ethics (see blog post here).

So, it's time for a change.  
If you use your computer for email and MLS tools access only, a tablet (iPad or other type of tablet) may be an effective solution for you.   Note:  Upgrading your current computer from XP to Windows 7, 8, or 10 is likely not possible or could be as costly as a new PC or tablet.  Plus, Microsoft has already stopped mainstream support for Windows 7. 

Once you're on a more current version of Windows, you will be using more up-to-date browsers (Google Chrome or Edge, Firefox, Internet Explorer).  MLXchange may not work with all of the most recent browser versions but that's ok.  Matrix will be replacing both MLXchange and Fusion in July.  Matrix does work with all current browser versions and on all types of devices.

MatrixMatrix News page on GRAR.org
There's a page on GRAR.org called Matrix MLS News.  This page has links to documents and videos that will help you become familiar with Matrix.  You will also learn what you need to do to be ready for the cutover this coming July. At that time, new listings must be entered in Matrix and MLX/Fusion become read-only.  Since our cutover is postponed until after July 5, this gives everyone plenty of time to get in there and get used to Matrix.

ARTICLE2Unauthorized Use of Others' Photos
Are you following copyright laws when using photos you find on the web for personal or business use?  If you are unsure, try googling this topic to find many articles to help figure out if you can use an image you come across.   If in doubt, don't use the image!  Did you know that it is against MLS Rules to re-use another Brokers photo's in a listing without prior consent?

The MLS policy regarding Photos is:
    • All property types, except vacant land and all statuses must include the exterior front view as the first photo and it must be submitted within twenty-four (24) hours (excepting weekends, holidays and postal holidays) from the time the property was listed, unless the sellers expressly direct that photographs of their property not appear in MLS compilations. (An exception would be a "to be built" property). New Construction may use a comparable rendering or photo.
    • Office, agent and personal promotion information is prohibited from being included anywhere on the property photo.
    • Photos entered into the MLS cannot be reused by another broker without the consent of the listing broker who originated the photo(s).
    • Any and all photos submitted cannot contain watermarks. (Section 1.2-4)

There is definitely an opportunity to grow your business on Facebook, if you do it well. But many real estate professionals are still mixing business with personal.  Aside from posting things that get you in trouble, did you know you could lose access to Facebook permanently if you use your personal account to promote your business instead?
