NOTES ON CHANGES TO C AND U STATUS

As mentioned in the last Precisely, the NYS Alliance of MLS's received a number of inquiries regarding our current statuses and has approved changes to the "C" (Continue to Show - Under Contract) and "U" (Under Contract - Do Not Show) statuses which will become effective in the MLS tomorrow, August 26. A NEW Change Form is now available at this link and may be used immediately. This form will also be made available on Instanet forms as soon as possible. Read the full text on these changes here. To summarize:
- The "Active" status can now include listings that are "Contingent upon sale of property".
- A table value will be added into the 'Showing Instructions' field to denote a listing that is "Contingent upon sale of property" (abbreviated as CONTSALE).
- This will allow the property to stay in the "Active" status but alert other agents that there is a contract in place, contingent upon the sale of another property.
- "Private remarks" are to be used to inform the members of the number of days or hours for the "Contingency Removal or Bump Period."
- All listings currently in the "C" status which are marked "Home Sale" will be moved into "A" status and the selection of "CONTSALE" will be selected in the "Showing Instructions." You will need to manually add the "Contingency Removal Period" into the "Private Remarks."
- The "C" status will still be available for use to identify those listings which have a contract on them but are still waiting for home inspection, attorney approval, etc. and are just not ready for the "Pending Status." These listings are still considered "On Market" and will continue to be sent to websites.
- The "Under Contract" status will no longer be available for use. Current properties will be moved to "Pending" and the "Disclose Sales Information" field will be set to "N".
Note: According to the Code of Ethics, Standard of Practice 3-6 - Realtors� shall disclose the existence of accepted offers, including offers with unresolved contingencies, to any broker seeking cooperation. The Young REALTORS� Network is collecting cell phones to be donated to domestic violence centers. The region that collects the most phones will be spotlighted in a future issue of New York State REALTOR� magazine. Please drop your old cell phone off at GRAR before Sept. 26th.
